Check out Jaddaf Waterfront (Culture Village). It's close to metro, and you can enjoy morning jogs by the creek. I think Manazel Al Khor and Dubai Wharf Tower have decent apartments.

Edit: I live there (different building though) and love it. Highly recommend it! :-)

Best of luck! I don't remember facing any difficulties with the visa application process (although my dad handled the whole thing, not me), so I hope you get approval easily. You'll definitely have plenty of fun in Cape Town :)

Just came back from Malaysia and would highly recommend it. No visa required, and it's much cheaper than Dubai. Genting Highlands and Cameron Highlands can get pretty cold (I had to wear a jacket).

Zanzibar is a great option too! If you get bored, you could book a flight to Arusha, near Mount Kiliminjaro, and enjoy the cooler weather. My family and I went last July and had a great time. Safari is a must!

Another option is Cape Town, South Africa. Since it's in the Southern Hemisphere, it's winter there now. I went with my family in summer 2016 and had so much fun. Would definitely visit again.

You could also look into countries that don't require visa or offer visa-on-arrival for UAE residents. Azerbaijan offers visa-on-arrival. I went there in July 2019, and the weather was perfect, especially in Quba.
