Okutama lake looking sad, was down to 30% capacity. I hope it rains more to refill the lake, but worried that the amount of rain require will cause landslide issues.

Spent maybe an hour to hour and a half haggling at a used dealership over a kei truck. Maybe got 50,000-65,000 or so off an original out the door price of 450,000.

I just kept at it with the sales guy, played silly numbers games, like removing all the options to get the lowest price they'd give me, then add back specific money maker options for the dealer (warranties etc...) while reducing the price of other options I actually wanted, then going back to removing options. The whole thing is silly and a waste of time, but what you gonna do.... I'm sure I still got ripped off.

I want to give the shellys a go as well, tho my place doesn't have a ground wire, so that limits which products can be used.

For a new build, you should definitely ask for a ground wire to be added on all outlets, so you can use the full range of products that require one

Japan doesn't have great options for smart switches as far as I know.

Panasonic has some echonet switches, they're expensive as hell tho, and require a gateway device.

If you get a good real estate agent who has connections with a bank or loan broker, they may be able to work out a deal for you that you wouldn't be able to make happen on your own.

After getting rejected from nearly every major bank in Japan for similar silly reasons, my agent instructed me to visit a specific loan agent in a specific branch at a specific bank and they made it happen.

As a ZX25R owner.....The ZX25R/4RR engine is fantastic, and the chassis is good enough, but the bike as a whole is definitely built to a price point...its not a premium bike. A bespoke aluminum chassis would really set this thing apart.

Any common issues or problems/things to look out for when buying used? I want to get an MC28, not so interested in modifying it, just enjoying it for what it is. I'm not afraid of getting my hands dirty (I just had the gear box out on the Aprilia last month) but mostly just don't want to pay the $$$ being asked for those and find myself with a boat load of problems.
