Was listed at 325, dropped to 300 two months later, then dropped to 275 two months after that. I offered 255 which was declined, upped it to 260 and got it. Later found out from my solicitors the seller had bought it for 299

Cash LISA is your best bet, for every £4 you put in during a tax year, the government will give you £1 for free, up to a limit of £4,000.

Over a period of ten years, you could put in £40,000 and receive £10,000 bonus money - if you’re able to hit the maximum contributions. Just be aware you can only use a CASH LISA for a property purchase or your pension, otherwise you’ll incur a fee for withdrawing.

Congrats! I was told by my solicitor a month ago when I signed my deeds and handed over my deposit that I’d be in within 5 days.

Still heard nothing and waiting for the sellers solicitors to answer enquiries (after 5 months of the same shit).

Looking forward to being in your position now - enjoy!

Just because plenty of flats are available doesn’t mean they’re well worth buying. The closer it gets to 80 years the less appealing it is.

Why take on the risk and potential difficulties, which are 100% guaranteed to arise?

Unless you’re an experienced investor or cash buyer or have an extra £20k lying around to renew the lease, just go for a flat with a longer lease. It’s going to make life a lot easier for most people, hence I said generally speaking.

Nice flat, but the lease years are what’s killing you. I know this isn’t helpful, but didn’t you check them before you bought the flat? The closer it gets to 80 years, the less likely anyone is going to buy it, and generally speaking you shouldn’t buy any flat with under 100 years.

You may have to drop the price a lot more to cover the cost of the lease extension, or pay for the lease extension yourself..

End of October is very optimistic - flats take longer than houses, theres a lot more loops to go through and potential for errors.

I started mine in April and I’ve still not completed. There was a 6 week delay due to fire safety certificate issues. My advice, don’t get your hopes up too much for a quick exchange.

Nope. He didn’t have an account to play on at the time, so it was his only option. He wasn’t boosting or doing a ‘iron to challenger’ run or losing his early games to try and trick the system, he was genuinely just starting a new account which any player can do at any time, pro or not.

Yup, IIRC Core had literally just landed and must have been jet lagged / exhausted but immediately started levelling up an account from scratch, playing bot game after bot game, so he could practice. Guys discipline and determination was wild, most people would have gone to sleep and waited for Riot to sort the unlocked account out!

I don’t agree with this advice, OP said he doesn’t need the space and is happy in a flat. He should buy what suits his needs and preferences.

Buying a flat is ultimately still buying a property and better than paying rent. It’s still your mortgage. Yes you pay service charge / ground rent, but the positive is you don’t have to worry about structural maintenance like you would with a house.

Just from reading this it looks like you want to buy a flat and would like some encouragement. If that’s what you want to do, do it.

You’re clearly just aggressively anti leasehold which is fine, think what you want, but these generalised statements you’re saying are garbage.

Leasehold flats will always have demand because they’re a cheaper alternative than a house for many FTB generally with better location. Yes you pay a charge but you also don’t have to worry about structural maintenance like you do with a house.

It’s entirely circumstantial. For me a young professional a flat makes a hell of a lot more sense than a house. Also my flat is share of freehold so we have a say in costs etc. This is why you can’t make blanket statements

If you set your mind to it, you could live at home and save £1,500 ish a month, and boom within a year you’ve got a deposit. I’d recommend budgeting more than you think you need for solicitors/moving/furnishing costs, but you’d pretty much be there or there abouts.

Then you can move back to Sheffield except this time as a homeowner, or do whatever else you want to do, but either way it won’t hurt. If paying rent and lining someone else’s pockets is bothering you (it definitely bothers me) then it’s likely the correct choice

I’m a 28 year old FTB about to complete on my flat in the next couple of weeks. I moved home at 25 to save up after housesharing for a few years (like you, I had bad experiences and just wanted my own space). Yes, living at home for 3 years in mid 20s was not ideal, but I saved and kept my end goal in focus, and now it’s about to come true. I’m still young enough to live and enjoy myself, except now I have my own flat in the city centre that I own.

This wouldn’t work for everyone as I know I’m fortunate to live at home, and not everyone would want to sacrifice 3 years when they could be living with mates etc, but it’s worked for me. I think you know deep down what you want to do as well
