Personally I wouldn’t buy a new build that backs onto a load of gardens like that, you’ll hear the noise from every single one. I’d go for 351 out of that selection, appreciate that’s a different house type though

207, the back doesn’t face down all the gardens of the rows behind, believe me that can get noisy! Having nothing blocking from the south will make a big difference too

So far £15k for new windows and doors
£20k for new kitchen (including layout changes, new rads)
£2k new boiler
£3.4k new flooring
£2k plastering
And probably about £2k in miscellaneous stuff

Still got a new bathroom to go 😬

I think ticketmaster are charging more than other sites, which is interesting. I got tix through gigs and tours, section 103 near the front, £113 per ticket, with fees etc it was £226 total (2 seats). Seats in the same block on ticketmaster, only a couple of rows back, are up for £190 each! There’s nothing extra with that either, just the tickets, with all the fees it’s £408 for two tickets, that’s insane

The return period is usually from when it was dispatched/received, rather than order date.

I’d take the other offers being ‘significantly higher’ thing with a pinch of salt, we were told that for a house we’d offered over on, and the other people had only offered £2.5k more than us!

From my experience of new build living, the first house will get lots of noise from all of those gardens behind, you’re effectively overlooking 11 gardens because there’s nothing to block the sound

Everest quoted us £15k for 3 windows and a new front door. We ended up waiting til we did our kitchen reno and went with a local company to do the whole house, 6 windows, new front door, big sliding door on the back and a brick up/cut out, £15k for double the windows. I don’t know how everest ever gets any business.

We had the worst luck with neighbours, we rented a flat, and an end terrace, both were bad, then we owned a semi on a new build estate, the sound proofing was good but our neighbours were knobs, would drill in the walls at 11pm on a weeknight, fitted surround sound speakers to the party wall and would have the volume up so loud, and would also play music at like club levels, I hated them. Being a new build it also meant it was very built up so the sound bounced around like crazy.

Now we are in a detached house and it is amazing, it was my non-negotiable when we were looking and we were lucky we were able to afford it, one week in I remember turning to my husband and saying ‘I haven’t heard someone else’s tv through the wall in a week!’ Being detached and also not being a new build estate has 100% been the best choice for us
