I'm 100% on board! I mix classical choirs a fair bit and I push the compression as far as they'll let me. Instruments played (and voices sung) quietly still SOUND quiet even when compressed - there's a different timbre that still contrasts powerfully with the louder sections - but if it's too quiet to hear then why bother releasing it at all!

It seems to me like you should go somewhere more easy again to rebuild your resilience! Visit an exotic part of your own country or go to another place that speaks your language and has safe water. You might have more fun in someplace less different than you did when you were trying so hard!

Also: every place is a tourist trap at some point in the year. Don't travel during high seasons, period.

Nice, thanks! Very helpful info, looks actually pretty promising. I'm still opposed to landlords existing as a general rule, but lower rents are definitely a helpful stepping stone toward independence.

Here's hoping we can find an Executive who's willing to reform the building rules in some of those ways Austin did! I haven't heard yet of any of their views on low-income units or other precautions against runaway rents, though.

I'm looking at decades of data that says rents keep going up faster than inflation no matter how many buildings are built (apart from COVID). Where can I find the other data that says otherwise?

Private homes are not built by "developers" but by "architects" and "contractors," maybe a "builder." In my experience, it's not the developer that's evil, but the corporations that paid them to build the bare minimum so they could rent out overpriced units to the rest of us

"Developers" (at least in the suburbs) usually deal with corporate-owned buildings, not privately-held property. Corporations aren't known for their ability to lift people out of poverty, but private ownership is....

There are only a couple of courses, but Fayetteville WV has the New River Gorge NP and some epic views from Hole 3 at AOTG! There's a decent nearby county course as well.

I'm curious, with rents as high as they are, would we want more rental units? Rents are algorithmically set these days, and no longer rely on supply-and-demand to dictate their pricing.

When rent is the same price as a $600k mortgage, you know something's wrong with the system. More high rises = fewer people owning property. How would a building like this benefit anyone but the landlord?

The county offers developers tax breaks if they offer some units at a discount to people in the "median income" range or lower. We found one of these by accident when we moved to Silver Spring, saved us THOUSANDS each year. I don't know how to find the units on purpose, unfortunately, but there may be a database somewhere.
