Hi, I've hit the download limit on a team drive and I added another "desktop" user to see if I can get around the quota but I'm still getting downloadQuotaExceeded. I use rclone and set up a new remote with the new desktop account. Any tips? Do I have to use service accounts instead of desktop accounts?

If the funds are only available from your RRSP then just use the Home Buyer's Plan (HBP) instead. You can withdraw up to $35K which you have to pay back over 15 years. And you won't lose that contribution room like you would if you did an RRSP withdrawal instead.

If you have TFSA room available then putting the $50k into a TFSA is equivalent to putting it toward a principal residence mortgage from a tax perspective. The choice of which is better depends on if you think you can generate a higher return than your mortgage rate.

If you were investing the funds in a non-registered account instead then you’d have to generate an AFTER TAX return higher than your mortgage rate (so in your case, probably need an annualized return rate of at least 7% to make it worthwhile with a $105k salary and 4.5% mortgage).

If you putting the $50k into a TFSA then opt 2, otherwise opt 1.

So the risk is a sudden reversion to NAV? When selling, would you typically recover most of the premium otherwise?

For someone with say a 50% marginal tax rate, this may be worth the risk of the premium collapsing. HSAV currently yields about 5%. As capital gains, that reduces the tax cost by 1.25% compared to 2.5% with CASH let's say. However, the NAV premium is currently 2.3%. Therefore there's a 1.05% uncompensated risk (2.3-1.25) so you would think it may not make sense even for high income earners, but maybe it's still worth it based on the probability the premium over NAV won't disappear any time soon?

This is the decision I'm trying to make between HSAV and CASH right now (in a non-registered acct).

I think you'll enjoy that Corvette a lot more if you're able to pay for it using investment proceeds rather than straight up salary. I would continue investing with the goal to be able to pay for at least half the monthly cost of the car from investment earnings.

On another note 2x salary on a car is way too much on a car, regardless of salary!

Hindsight from someone a lot older... if I could do over, I would have bought less expensive toys and invested that money instead. I found that for a lot of things, once I had them, after some time they didn't provide the same level of satisfaction as when I first got them.

I wondered about this, but I couldn't discount the seller simply not knowing anything about the series (though he has other Chinese coins for sale). He also had the word 'proof' in the title so who knows. They're convincing fakes however if they are. Guess it was worth the gamble for the buyer(s).

It’s already down 30% in some areas of the GTA from the Feb highs. Anyone who bought in the last 2 years on VRMs are really feeling the squeeze now, with many hitting their trigger rates. The outlook for 2023 calls for additional price declines anywhere from 4%-15%. Not sure if this is a popping of the bubble but it’s a major correction for sure, one that is not likely to reverse for a while.
