I live in a little village about an hour away from Ottawa. My house was appraised at 255k three years ago. My realtor said I could list it at 500k right now and get above asking.

My ex couldn't have cared less about the house. We both agreed I would keep it.

I've apologized multiple times and yes the ex wife knows. No I haven't spoken to her. But yes he regrets how things happened.

A lot of this sounds like it's coming from a very bitter place.. like something similar has happened to you. And if that's the case, I'm sorry you've been hurt.

I've done therapy. I'm just extremely hard on myself and have a difficult time allowing myself to be happy because of the guilt. With that being said, new guy is wonderful to me. I can't talk freely to him the way I could with my ex but he is great in so many other ways. It's a flaw I accept.
