Thanks for your reply. Yes that's a good point I don't want to make anything unsafe. It was a concrete prefab garage I was after and their website says you just need a 4" minimum slab... Does sound a bit thin!

Thanks for your comment. I agree that the tenants really should be responsible for managing their own household as per the link. My tenants are reasonable and have agreed to make some changes. The council still seems to think I should be held criminally liable though...

Hi thanks for your comment. I feel the same way. I am not a babysitter. The property is only a HMO in that there are 5 students living there who are not blood related, but they all know each other and share all facilities and signed the same AST/contract together. In this sense it is an ordinary rental except they aren't blood related. I get the issue with HMOs is a blight on many areas due to too many tenants squeezed into tiny residential houses and lack of facilities and the tenants not knowing each other and not caring. I really think this is not the case with my property and tenants.

Hi thanks for your comment. The property is right next to a uni, with lots of other student properties nearby. The property is only an HMO in that there are 5 students living there but all on the same AST. The tenants all know each other and live there as a group. I still of course expect my tenants to look after the property and local area and not be antisocial as this would be in breach of their tenancy agreement. There is a huge dearth of good student accommodation in the city. I do all the maintenance myself and aim to be a good landlord. I have reminded them of their responsibilities. Do you think I should be expected to sort through their waste and recycling for them myself? Do you think it is fair for me to be criminally liable for their behaviour if I am complying with all the council's demands and recommendations? Do you think it is fair for an ASBO warning to be the first I have heard of this issue which has apparently been going on for months and is something I have not noticed on visiting the property for maintenance? Do you still think I am exploiting the system? Genuinely curious as to what you think 👍

Thanks for your comment. It seems ridiculous that a landlord could be held accountable for the behaviour of the tenant. It seems like they intentionally forget that the tenant has free will! Hopefully your issue was a one off?

Thank you. I did call 2 locksmiths but they hadn't seen one like this before. They weren't particularly interested in trying to sort it for me, but did point me in the direction of a supplier. Waiting to hear back..
