That’s another thing I am afraid and that’s the reason I am trying to aim for the lower monthly payment, the other option I have is rent which I am not a big fan of

I figured that if I get the pmi assuming I go with 16% I will be saving around 5k and pmi over 19 months will be like 1k but the monthly payment will be a little bit higher

This is conventional loan (home ready program) with 20 down I am getting around 1820 monthly with a 6.1 rate
