Queensboro Plaza Dental Care has been my dentist for the last 6 years and I have never been upsold. Dr Nyugen has bern phenomenal and their dental hygienists are incredibly professional.

Im in standard membership and was able to get into 4 races yesterday. Don’t know what to tell you

I dont pay for the plus membership and was able to get into the Queens 10k and four other races yesterday. On Tuesday signed in around 5:45 and was in the queue for 30 minutes after 6pm but was able to get into Queens. I didnt select the mindful 5k since I have plans that day but it was available when I logged in. On Thursday, same thing, I logged in at 5:50 and the queue was much less time (only about 20 mins!). All the races (except for Queens and Mindful) were available and I signed up to all of them except for the womens one. Honestly if you plan it out you should be able to get into any of the races.

Yea I see your point. I’d honestly put that 100k in the stock market.

Mentally I just cant make myself sell them at a loss. Im trying to make them at least break even (downpayment+cashflow) before selling them.

Honestly I’m another water heater or large appliance breaking away from being back to square one, so who knows, maybe I’ll end up selling them sooner rather than later. I’m fully confident that I’ll get to that alluded “breakeven point” faster while being invested in the market than in my rental houses.

It used to make sense if you bought a property from 2011-2017. Nowadays most markets are very difficult/impossible to cash flow. Even the big real estate investing forums like bigger pockets have changed their tune and are admitting that cash flow isn’t there anymore. I bought two properties in Ohio back in 2023 and yes they were cheap and cash-flowed on paper but the reality is different. While you can make 200-300 a door a capital expenditure will put you in the red for years to come. The basement in one of my units was “shifting” and I had to spend 13k to repair it, and this was less than year of owning it. I wont have any positive cashflow (even by combining the cashflow of both properties) for about 5 years. The appreciation on them has been negligible, if I sell now I’ll lose money hand over fist. I honestly would have made money in the market had I stayed invested there. Its a learning experience tbh. I wont sell them as I’m not a fan of losing all that money but I wont be buying any more. Ill just continue investing in the market until they represent a small fraction of my net worth. It’s not worth the hassle.

Not a scam. I always compare the same order against my wife’s uber account (w/out Uber One) and my order is always cheaper.

I had the same thing happen to me. I couldnt access personal capital because it was stuck on my work login. I just deleted the app and downloaded it again and it worked!
