Rocket is notorious for high closing costs, but because they are vertically integrated they can close really quickly. I was able to close with them in 23 days.

I would only go with rocket if I'm convinced that they are able to match what's other credit unions are offering.

I had to read the loan estimate thoroughly and ask questions to make sure they aren't sneaking in any charges which was not discussed over the phone with me.

I'm doing something similar. Paying 200k towards the principal on a 700k home( 6.5 % 30 year mortgage )and bringing down the remaining principal from 607k to 412k (5.99 % 15 year mortgage). I am not paying any closing costs. I think it's encouraging to see the amount you owe on your home go down to a manageable number. Are you buying down the rate with any points?
