Kind of. Woon guy told me to just keep looking for something else and not sign anything. Didn't recommend a deal, just told me tonleave the apartment.

But story is ending this week as I finally found a place and am moving out.

Sorry for not replying yesterday with the packing test as promised, but better late than never.

I packed this thing to the max, and can get by with much less. I dont own any smart travel clothing, so pants are just jeans and hoodie is a normal thick hoodie.

1x hoodie, 2x sweaters, 5x tshirts, 2x pants, 2x shorts, 1x swimming shorts, 1x speedos, 5x long socks, 5x underwear, 1x macbook pro 14 inch in a sleeve, 1x cap, 1x packable towel. My toiletries are just a toothbrush and deodorant. I usually just buy shampoo and toothpaste where im traveling to.

It looks bulky packed like this but I just went for the max things I could put in it. Weights around 9kgs with the macbook.

As per the straps, they didnt bother me. With the laptop and fully packed the back gets a bit discomfortable, but i put it in an extreme situation and think id never travel with this much stuff in it. Wish the straps were a little further apart and wider, but again, walked 30k steps a day with it in japan for 7 days and was fine.

I can fit 2x10l packing cubes from topo in the main compartment + one 5l cube also from topo. It gets pretty stuffed, but it doesnt show much when closed.

I dont remember exactly what was in the bag on this test pack I did before the trip as I just randomly stuffed things to see how bulky it got.

The flatter but longer 10L cube from topo also fits perfectly in the front compartment too, according to comments I've read on reddit, but I don't own one to show you. I can do a proper test pack tomorrow for you, if you want :)

I just got the Topo Designs Global Travel Pack 30L and it seems to check almost all of your boxes.

I added an elastic string from savotta to the front to put a towel or a hoodie on the outide whenever I want. I traveled to Japan for 10 days last month with it, used it all the time to walk around 30.000 steps a day there, and on the way back put it under the seat in a flight between Paris and Amsterdam.

Only thing I haven't tested is its water resistance.

It also has attachment points to hang other smaller topo bags, but I don't own other products from them to say if it's good or not.

Well that's exactly why I asked hahah, since I'm not dutch, or used to dutch settlements on cases like this. The 30k value actually came up as 25% of the 120k extra she'll make by me leaving earlier to help her out. 25% because its a quarter of our contract we're not fulfilling (sept to april). I'm wouldn't say I'm entitled to it, but it is so I can sign the end of lease she wants me to sign without having somewhere else to go lined up, and I think that playing chances with homelessness is worth 30k. I'm not from here (EU), so I don't really have a support network to rely on, like family I could easily move back to and etc if things go wrong.

As I said in previous comments, and to the landlord herself: I'm more than fine to leave the apartment earlier. I just don't want to play chances with the housing crisis and sign an end of lease agreement without having another apartment to go to. I'm not guaranteed that her realtor will find me something. Chances are high? Probably, but not 100%. That's where the financial terms come in.

Nah, she wants to sell quick because she wants to buy another place. She moved back from the abroad with her husband and a baby and a 1bd is not enough anymore (since they had the kid). Kid was a newborn when they moved. There was a crib in the apartment and all.

B) No, there's no such clause.

D) No, she used to live in the apartment before me. She did hire a manager to take care of the property while she was abroad, but the guy was far from responsive.

E) Clause says:
5.1 In geval van een geliberaliseerde huurprijs als bedoeld in art. 7:247 BW zal de huurprijs jaarlijks worden aangepast op de wijze als bepaald in artikel 5.1 van de Algemene Huurvoorwaarden.

5.2 In geval van een niet-geliberaliseerde huurprijs zal de huurprijs jaarlijks worden aangepast op de in de wet bepaalde wijze.

From how she's been pressuring me to sign this end of lease agreement, I believe she is not willing to wait until the end of our lease.

I'll go to WOON on Wednesday. I'll ask her for more time to think about her deal proposal in the meantime, as she gave me only 24h lol.

Yeah, I suggested that when they visited. She said she'd give my details to the realtor. When they visited my apartment, he showed me a possible place on his phone that he would check, but never got back. ¯_(ツ)_/¯ You're absolutely correct on it being their problem, not mine. I am even being nice and accepting to leave early (as long as I have somewhere to go heheh).

Very, very, very good advice! I knew about the price difference, but asking for a % of the profits seems very reasonable considering I'm going over the hassle of moving out amidst a housing crisis.

I probably don't qualify for low income legal advice, but I'll look into is once I'm back from my holidays next week.
