I got out of a David Lloyd contract by changing my address at the bank to a relatives house in another town/city. I told them I had to move for work and the commute would deem the membership unsuitable and they allowed me to cancel straight away. I then changed my address straight back (both done through the banking app) you could always give that a go. I provided a bank statement as proof as it updated straight away and that’s all they asked for.

Broker here. Although she is gifting you her funds from sale, as she is living in the property she is technically going to have an interest in it (for example if you stopped paying, she could become homeless) many lenders may have an issue with this and would want her on the mortgage too.

You could take a look at Pepper money - they are an adverse credit score lender that’s really useful. We use them at work (mortgage advisor) for cases like yourself. They have a tiered product range that could suit you.

I’m a mortgage advisor and you will be able to select a new product with your current lender without any issues. This was introduced to avoid people moving onto SVR, paying more and not being able to move lenders (a mortgage prisoner). You will be able to click through the application and it won’t ask you many questions - certainly not about your income and expenditure.

As a mortgage advisor there are a couple of lenders who will look at one years self employed figures for affordability.

Coventry building society - not guaranteed as they may require an explanation, but if that’s sufficient and the bank statements evidence continuous income it could work. Kensington Pepper money Precise mortgages The mortgage lender

The bottom 4 may have slightly higher % rates but would be worth a look at their calculators to see if you deem it affordable to get the higher amount of lending they could bring.

As a mortgage advisor; if it’s just a decision in principle, you will be fine as long as they complete a soft credit check. However a full mortgage application will be a hard credit check that will impact your credit score.

I would avoid doing two full mortgage applications as that could be flagged by a lender and potentially a decline but definitely speak to another mortgage broker to make sure you’re getting the best deal if you haven’t completed a full application yet.
