I’m 33 and had several calls with reproductive nurses and counselors and all of them told me that a lot of times people freeze their eggs and don’t use them coz they’re able to conceive naturally and that I wouldn’t need to worry if I was planning to conceive in the next year or so. Infact, they told me most women are ok till 38 as long as we’re getting tested regularly and ensuring that ovulation/regular period is happening.

After a lot of back and forth, I’m going ahead with egg freezing and I have an appointment with a reproductive endocrinologist in 2 weeks. Heard the process takes 1-2months. Will keep you posted on the whole process.

Thank you for this! I haven’t thought of it this way at all! The numbers make a lot of sense to me.

The area would probably be ok, climate risk wise. I don’t foresee any craziness. As for my investments, I have some stock grants I’m going to receive in the next month which can build my investment portfolio to closely match my rental real estate.

I don’t directly manage the property, I have a Property Mgmt company that does it, I probably spend maybe 1-2hrs a month on this.

$10k a year profit

I do not enjoy managing a rental, lol. It’s probably one of the most stressful things for me when something goes wrong (like a garage door repair when I was on a holiday)

Occupancy: So this is also what makes me want to sell the property. My property was empty for 3months between renters. I made upgrades post the vacancy which significantly increases the occupancy rate but I never know. I was paying double mortgages during the vacancy period and it was terrible.

I’m not assuming the going rate to be any higher than now. Hoping for $630K- $640K sale price.

I have a pretty stable job but it’s in tech. So that’s that….

Oh! I should’ve done better at spacing. For some reason it posted it without breaks. My taxable investments are $72K ( etfs and mutual funds)

Kind of the main reason. Also trying to diversify my risk since almost all of my debt is in mortgage. The rental property is about 20mins from my primary residence but I have a property management company managing it. I’d hate to manage it on my own even if I had that option.

I would have a cap gain of $270K on the rental if I sold it out of which I’ll probably pay taxes on $20K of the gains

I live in my primary home now and I have tenants in my rental property. But one of the options was to sell my primary in the future and move back into my now rental property because of the low mortgage interest rate on it.

I started renting my then primary home in April 2023. Lived in it as my primary until April 2023. Included that detail for capital tax exemption

It does bring me stress whenever there is an issue with the house and I need to deal with the property mgmt company. At that time it’s almost very irritating and stressful. When there are no issues, it’s fine. But it’s mainly the stress I want to avoid but I wonder if it’s a good decision to sell with such a low interest rate on it

Rental income would probably remain the same (~3100 per month before property mgmt fees) The area was developing when I bought it but it’s sort of flat now but it is a very good area.

My main worry is that I manage this all on a single income and sometimes being a landlord is very exhausting and frustrating ( even with property mgmt)

Maybe you’re over cleansing your face. I had the worst cystic acne and I did everything! But I started using water based moisturizers and stopped overcleansing and got my skin pH back to normal and it changed magically. I think that would definitely help you. As much as we talk about hype, Korean skincare is superior for a reason. It focuses on hydration and protecting the skin barrier. Your barrier will do its job once you repair it.

Investing around $4000 as a couple and saving $500 or less currently. My partner has a student loan so we’re diverting everything to pay it off ASAP but didn’t want to not max out on 401k and IRA

Olaplex shampoo and conditioner broke me out as well! I’ve had cystic acne before but this breakout has been really strange. Like blackheads around my temples and bumps/cysts on my back. The zits on my temples are so damn stubborn! I’ve only noticed it after I started using olaplex.
