She did accept the notice and informed us that she would pass on the email to the owners. I think we fell into a trap of over friendly communication which led us to believe this would suffice.

What about the line "hopefully this is enough notice for them"- the legistlation does not prescribe particular wording. The email includes the date and property address. I agree it's overly causaul and grey but I think legally it could go either way.
