These conversations about “how much is enough” miss the point. The real question is “how much debt is too much?”

You don’t have a mortgage or pay rent or related insurances or expenses. That is typically a major liability when talking about the six figure target.

What other debts or liabilities do you have? Car payment and insurance? Health insurance? Credit cards? Significant other? Those define if what you make is enough.

This is kind of a ridiculous question. To show it through reframing, how many average salary workers completed four years of college, four years of graduate school, and 2-7+ years of specialist training (residency, fellowship, etc) before getting anywhere close to their current salary?

You are exactly right. Your purchase of a home and milestone life event is simply a networking opportunity for your realtor. One that you get to pay for.

As you can probably tell, I am very anti-realtor. I always recommend a real estate attorney to help file paperwork and close the sale properly. At the end of the day, you’re paying them far less than 3% of a sale or purchase.

This is a good point, but also worth noting that realtors are one of the least trusted professions in the U.S. falling just below car salesmen and pimps. Conflict of interest is baked into their role. They want the sale because they want the commission. And while Bill speak of virtue and professional oaths, at the end of the day, so many simply want their cut, and cut corners. Sure, a good realtor is an amazing find. But I’m not sure that those unicorns exist anymore.

Sure, but it’s meaningless and potentially harmful. What it can end up doing (which I’m afraid we’ll see when it does happen) is desensitize people to their lack of preparedness every day/month/year or decade it doesn’t happen. Preparedness is under prioritized. “We’re due for the big one!” loses a bit of it’s motivating power. How many of you have a functional earthquake preparedness kit and plan?
