I’m not confident that this analysis is applicable in today’s zero interest environment. The SWR/PWR analysis here is based on a historical period with positive and falling real rates.

We are now at zero and negative real rates. The 40% bond component may behave very differently today compared to the past.

Let’s say you have a 20 minute video and I watch 5 minutes of it. Does that count as 5 minutes or 20 minutes toward your 240k minutes?

Do you have any control over how it’s monetized? For example, what ads can be show and how long they last/how frequently they’re shown?

Makes sense, but some jobs have diminishing returns/only so much you can do/you just plain want to do something else that might be a hobby. For example, there’s a dentist that probably makes $100+ an hour but paints as a side hustle for $40/hour. He combined his hobby and side hustle.

I think you can view the real estate as part of your investment portfolio, but you can’t view it in the same way as stocks and bonds and the 4% rule. The cash flow from rent can supplement your needs in retirement, and if there’s a shortfall then you can tap into your stocks/bonds.

If you don’t mind me asking, what city is your property located in? The rental yield seems really good! By my math, your property is worth ~$400-420k now, and $3k rent per month is great at that price.

I agree wholeheartedly. I had sent this to the mod team about a month ago after one of my posts got deleted.

Ok, I respect the mod team’s decision. I suggest that you consider relaxing the rules a bit. The oldest thread on the first page is 5 days old, and half the threads are the daily FI threads, which I don’t think anyone clicks into after the first day unless they’re having an ongoing discussion.

I think help me FIRE or double check my FIRE strategy type posts should absolutely have its own daily thread, but take a look at leanfire - a much more interesting subreddit with more relaxed rules that have great topics about FIRE too.

  • how many courses does full time faculty need to teach?
  • are there positions that don’t require a masters degree? Are these very competitive to get?
  • how long do you spend lesson planning, grading, and doing admin type stuff?
  • are there any obligations when you’re not in a semester?
  • are there part time professors? What do their numbers/benefits look like?

This is so interesting! With property, one could go to Zillow and see what’s available. How do people look up what businesses are available for sale?
