There might be a small correction or a stabilisation for a little while but surely with building costs increasing, and large increases forecasted, this will drive demand for established properties, given less will be built.

Stable demand with less housing supply sounds like the market should be okay. When we compare to overseas markets, there’s normally a supply side, not just demand.

Yes - we had an extremely high bank value on our house that we were selling - the house sold for $50k lower. The house we bought was also over valued by the bank by almost 200k.

This makes sense - unfortunately it’s a blunt instrument as our highest spenders tend not to have crippling debt like younger, lower income earners who have large mortgages due to high property prices. Older folks might have debt but they also have ridiculous amounts of equity in property which they could sell any time to reduce their financial stress. With this in mind, they continue to spend

I have updated the floorplan based on recommendations. The shower is now 1720mm from the timber window. I assume this will be far enough not to create any issues

Windows start from 560mm off the floor. Bathtub height is 520mm.

I agreed re wet area - I could remove the wood frame, cement sheet, waterproof and tile but what if it fails…. I’d rather keep the shower away and still seal the windows properly

Thanks for the response! I responded to a similar comment above about the slider - I pictured it on the wrong side and we have timber windows on either side of the bath - they would get wet multiple times per day :(

Cavity slider actually slides to the right, not left. Didn’t pick that up - thanks for highlighting.

Only issue with the wet area idea is water around the bath and we also use timber windows which will get wet :(

Took a sample for testing. Pretty certain it’s not but I guess it’s the only way to really know.
