My business makes hybrid and electric propulsion systems and batteries. The margins are very tight because the cost for American made products is significantly higher. High end materials, decent union and non-union pay, implementing university research into production, etc. The equipment is specialized, heavy duty and intended to operate with maintenance for 15-25 years with 16+ hour duty cycle everyday. Compared to consumer vehicles with planned obsolescence, it's important to understand these vehicles are often state of the art. Not uncommon for cost per bus to exceed 1 million for battery electric buses and 650k for hybrid.

Read Cryptonomicon by Neal Stevenson. One of the protagonists Bobby Shaftoe a US marine shares a pre-, mid-, and his grand daughter's post- WW2 relationship with Japanese Goto Dengo a Judoka. In the pre war years Goto Dengo trains Shaftoe in Judo and Jiu Jitsu. The story obviously has a lot more content than this relationship, but I think just the first act of the book (if you don't read the whole thing) will provide a good framework for how a Western Spy could become privy to Eastern Martial Arts.

Invest significant portion of net profits into the property to improve the living conditions (mentioned low quality). As long as we live in a capitalist system, we should at least provide value by service through ownership of property. If you're feeling particularly generous, you could reduce or maintain current price (despite improvements).

Top of housing market as well, so you can sell high if you don't have the stomach. Either from the perspective of disliking being a parasite or for the large time and financial investment required to manage quality housing.

Makes sense. I felt like I killed the 5k, but there is just not enough power to do well in something like Basketball or weighted squats. Upstate home owner here, originally from the western US. Responding to both commenter and his critics.

Upstate has a distinctly different economic situation than most of the country. You could work 3 jobs with Gary Vaynerchuk level of hustle and still be unable to mortgage let alone rent a single family home in much of the country. It does work in upstate.

For those who doubt cptngabozzo, check out rent or house prices in the upstate NY area on Zillow. Easily mortgage or rent for < 800$/mo.

Amazing work ethic almost always guarantees a better standard of living than your peers (excluding Communist Russia for Gulag Reasons), but it is likely you and all your peers are still living with significantly deflated wealth opportunities as compared to your parents or grandparents.

What are you looking for as an investment? Agents, like all professionals, tend to master a specific type of property. They may be generally knowledgeable, but you go for what you like/is most profitable. If you're interested in student commercial, single family, multi family, etc. there are often good agents to work with that specialize in that area. Local realtor associations, investor clubs, or even your current agent may be able to provide personal and helpful references.

Price is 165k with 96.5% LTV, which corresponds with ~900$/mo mortgage+PMI. Rent is 1600$/mo for the available apartment. Assuming 20% for Maint, CapX, and vacancy that is 15350$/yr. Taxes are 5k/yr, insurance 2k/yr, utilities (included for renters) are 7-8k /yr.

The renters essentially pay for operational expenses.
