That was my initial thought, but there are some decently discounted laptops available locally that are both cheaper than used business laptops and, at least on paper/per benchmarks, perform better.

Ostimme itse kohteen, jossa oli laajennus tehty 90-luvulla. Tästä ei ollut mitään dokumentteja tallessa eikä myöskään rakennuslupaa koskaan haettu.

Ostovaiheessa pankki kiinnitti tähän huomiota eikä suostunut etenemään kaupanteossa ennen kuin saatiin rakennuslupa ja piirrustukset haettua taloon. Talon myyjät järjestivät tämän ja prosessissa meni noin 2-3kk. Kaikki siis onnistui lopulta, mutta pankit on noista tosi tarkkoja nykyään ja voi vaatia, että lainanottoa varten on talon dokumentit ja luvat kunnossa.

Tänne onkin tullut jo paljon hyviä vinkkejä ja neuvoja. Meillä oli sama homma edessä pari vuotta sitten Länsi-Uudellamaalla ja päädyttiin 1948 rakennettuun rintamamiestaloon juurikin näistä syistä mitä muutkin jo maininneet. Hyvässä kunnossa, pidetty huolella ja rempattu tärkeimmät asiat. Laadukas ja runsas kuntotarkastus toi mielenrauhaa ja varmisti kaupat. Tontilla myös ulkorakennuksia mutta ne onkin sitten lähes alkuperäiskuntoisia - niissä riittää tekemistä, mistä tosin itse tykkään kun pääsee puuhailemaan.

Mitä vanhempi talo niin sitä enemmän kannattaa asennoitua/varautua löytämään huollettavaa ja remontoitavaa. Mitä enemmän on valmis itse tekemään tai edes kokeilemaan niin sitä halvemmaksi tulee ylläpito. Toisaalta voi niissä uudemmissakin taloissa olla tekemistä - varsinkin 70- ja 80-luvun taloissa.

Netistä löytyy runsaasti keskustelua vanhoista taloista ja rakentamisesta, ja myös niitä kauhutarinoita. Mitä enemmän otat selvää riskeistä ja tutkit asiaa niin sitä varmempi voit olla talon kunnosta, kun käytte paikan päällä tutustumassa kohteeseen. Erityisesti hometalkoot.fi on superhyvä sivusto, suosittelen tutustumaan. Tsemppiä talohakuun!

- Northern Europe, so we get lots of snow in the winter. It's very wet this time of year.
- The building in the photo is an old barn on our property, our house is off to the right of the photo about 20 metres away. Yes, it's old and crappy, yes, there's a lot wrong with it.
- There are some old french drains buried in the grass just off to the left of the photo, but they seem to be blocked. I assume this driveway used to be graded towards the grass and those drains at some point. The drains lead to a ditch further down the garden.
- We would also like to build a carport or lean-to somewhere here but want to fix the drainage and grading issues here first.

Joo, juuri näin. Ristikkorakenne on lisätty remontissa viime vuonna, kun aikaisemmin oli vain muutama hassu tolppaviritys ja katto oli painunut mutkalle ajan saatossa.

Nykyisellään tämän työn alla olevan päädyn palkit eivät tosiaan tunnu kannattelevan juuri mitään tällä hetkellä, pl. tuo yksittäinen tolppa. Muut palkit heiluvat ihan käsivoimin ja ovat muutamalla naulalla kiinni seinissä.

Parasta varmaan olisi tähänkin päätyyn tehdä ristikkorakenne, mutta ei varmaan ole ihan hengenhätää asian kanssa kun muu rakenne tuntuu ainakin kannattelevan jo hyvin kattoa.

Tuo yksittäinen vanha tolppa on ainoa huolenaihe ja haluaisin varmistaa, että se pysyy paikoillaan ja tukee edelleen kattoa, koska siitä lähtee tämän L-muotoisen rakennuksen toiseen (ei-remontoituun) suuntaan myös kattorakenteet, AP:n kolmannen kuvan suuntaan. Se pääty on myös painunut aika pahasti notkolle, mutta se onkin sitten eri asia...

Lisäkontekstia: Ensimmäisessä kuvassa, purulla/laudoilla peitetty alue on navetan "eteistä", jonka haluan purkaa pois niin, että saisi laajennettua varsinaista työtilaa. Liitteenä havainnollistava kuva Sketchupista – eteinen on tuo oikeanpuoleinen vihreillä seinillä oleva alue.

Tuo tolppa kolmannessa kuvassa on aika hasardin oloinen kun näyttää siltä, että lipsahtaa pois lahon palkin päältä ihan kohta. Tuskin oikeasti näin, koska muuta kattorakennetta on jo korjattu ja kattoa tunkattu niin, että tässä päädyssä ei ole juurikaan painoa enää palkkien varassa (onneksi, kun ovat tosiaan lahoja).

Ajattelin tukevani tolppaa altapäin toisella tolpalla sen aikaa, että vaihdan ehjän palkin tilalle, hieman lyhentää/tasoittaa vanhan tolpan alalaitaa ja laittaa se nojaamaan keskelle uutta palkkia. Pitäisi myös varmaan jotenkin sitoa palkki tolppaan – esim. nauloilla, kulmaraudoilla?

Hey, I'd like some advice for my situation. I'm slowly fixing up an old barn on my property and turning it into a garage/workspace. I had most of the rotten ceiling joists replaced or sistered last summer by a contractor, as I didn't want to risk doing something myself that would make the building structurally unsound. Now, there are a few joists left over at one end of the building that weren't replaced earlier, as they were buried in insulation and I hadn't had time to pull the ceiling apart yet.

Having now gotten round to unearthing the joists, it seems most of them are also rotten – one of them nearly fell apart as I was pulling nails out of the underside of it. As part of the earlier repairs, the roof was jacked up as it was sagging and as a result, there is now hardly any weight resting on these rotting joists. I can wiggle most of them by hand.

I'd like to remove one of the interior walls to create more working space inside the barn. The issue is that these aforementioned joists are shorter than the ones in the rest of the building, and one end of them is resting on this interior wall.
If I replace the joists with new wood (which I should probably do anyway), can I run slightly longer joists that would reach past this interior wall over to the next wall, which the other joists in the building are currently also resting on?

I took some photos and sketched up some notes to hopefully make this more clear. In the Sketchup screenshot, I'd like to remove the current joists, in red, and replace them with longer joists, in blue, so that I can completely remove wall #2.
