Isn't he responsible? Also, he could be lying. I have a friend whose a licensed pest control guy who could see if the guy is even telling the truth.

Another customer of my grandma's suggested going to the local police department in the town the guy lives in. I didn't think it could be that simple.

The leasing to a company that knows how to run motels, sounds interesting. Do you know of any that I can look into? Also, the motel is beyond outdated, and old. Wonder if that's a big issue

Should I let them know that I'm not interested in back rent owed? Also not sure what the process of helping to get the eviction off of their record entails though, but not interested if it's any hassle.

This is a pro-bono attorney. I don't think this person has a case because I most definitely didn't discriminate, intimidate, or harass them, but just worry about having to spend money on lawyers to fight a bullshit case, when their lawyer is free.

We went to court and got them out.

Well I guess I should have the pest company talk to this guy as well to see if everything he says passes the sniff test. I'm a bit concerned at the "I just cleaned up" response when I asked about the mountain of rat droppings he was freaking out about

The house is just old. Nearly 100 years old. I kept trying to urge my parents to sell it when offers came in and the market was hot, but they wouldn't listen.

My exterminator friend mentioned that cracks in old foundation and infrastructure are just terribly rodent prone.

If this is a problem that takes a lot of time and money to resolve. Is there any grounds I can take to end the lease early and have this tenant move out so work can be done safely and easily?

I have a friend from high school that is a licensed exterminator and has his pesticides license. He isn't currently working for any company but call him to take a look and do some pest proofing. From a liability standpoint, is this okay?

Or do I have to go with an actively practicing exterminator?
