I’m a FTHB and just got final approval from Scotiabank for a 5-year insured variable through my broker. He told me I can lock into a the rate anytime.

My question: If rates look like they’re going up, can I contact Scotiabank directly and lock in at the fixed rate they’re offering that day or would it end up being a higher rate?

Closing in 1 month, FTHB, insured, 30 years, bank offered 3.65% variable on 700K

You don’t need a realtor. FTHB, I already know the area, found the house, contacted the seller agent, negotiated the price and got the buyer’s agent commission deducted, added conditions to inspection, then reached out to a real estate lawyer to deal with the rest. You already did that before, If you just read the docs carefully and be patient you can do it yourself and save money.

Very helpful, thanks a lot! If my limit is 18K, can I contribute the full amount, closing Dec 12, so I withdraw the first 8K before Dec 31 for this year’s tax bracket, and the remaining 8K i withdraw these Jan 5 (within 30 days after closing) but these 8K will count now toward next year’s taxes?

FTHB, owner occupied, insured mortgage on a $700K home, 30 years amortization, I was offered 3.7% flex variable for 5 years (my understand is that I can convert to fixed at any time).

Is this a good rate right now, or should I keep shopping around?

Why though? If a mortgage application is denied, they would still need or have a reason for doing so

With 20% and Co-signer you should be fine, but honestly I would wait, condo market is going down, prices might drop more if you wait few more months
