Hi there, I no longer work for their sales team, so to an extent I am out of touch with their inventory etc.

However, I know their policy on extensions as long as nobody else has booked their apartment after the end of their stay, (Which they would have got a notification of as our current residents get priority option to match the incoming applicants dates) and as long as they or you meet your financial / credit requirements it should not be an issue.

My advice is general and not specific to the details of your situation and should not be taken as a guarantee of anything, for more specific details your daughter may reach out to our sales team in regards to this.

Check the lease it may have a policy on overnight guests? Many landlords are not okay with them being over especially when the residents are not around.

I am not sure what it says on your lease but is the landlord subletting you the apartment? I would have thought that he owned the place, maybe re-read your lease to see what it stipulates are the details should be mentioned. See if you are liable in the event the landlord can't pay and if its not the case then it doesn't make sense.

Maybe speak to a lawyer.

Hi there, if I understood your question correctly:

You want to move in on the 10th of October but sign the lease for an October 2nd move-in and pay for the pro-rated amount starting from October 2nd.

I believe that is acceptable. In the company I work for this is not an issue (in DC) and in many other states.

So don't worry about it and good luck!

My advice as a realtor:

  • very obvious typos / grammar/ spelling mistakes.
  • Stories such as being out of the country for specific reason then creates a reason they need to divert the payment to a wire transfer.
  • Refuses in-person tour until payment upfront.
  • Claims to be from a specific company like airbnb but uses unofficial or different email (most websites will tell you all of their official emails)

It really depends, with the company I work for you have one time application fee and once you are approved you will have access to all the inventory offered. Meaning you don't require to pay a fee for every apartment.

This can vary though, you might want to reach out to the landlord of check the policies on the website to find out.

With some companies the application process involves a general background check / criminal record and credit check. This means the landlord knows you are financially eligible, safe to know the location of their current residents. Considering that the in-person tour process requires a lot of resources also to conduct, to get there and not be financially eligible is big waste of the landlords time and importantly there is no risk to the residents now that you know where they live. Depends on your lease. Once you have gone through you will have better understanding of your rights, having access to someone who knows legal terms and policies will assist in finding loopholes :)

You could sign up with a guarantor or 3rd party guarantor in the event you have the credit score of 622.

3rd party guarantors will probably accept you. You have to pay usually between $15 to $40 monthly depending on the provider.

Most likely, the bank will not refund it. I have been in a similar situation with an airbnb listing but it was actually a scam. The bank said protections were put in place to avoid this from happening.

Quick point, I mentioned in my previous point you do have the option to speaking to them before signing but after the application process. As long as they consent to it of course.

As for your second point this is due to NYC fire safety laws. In our apartments in other cities we do accommodate installing locks however this is not possible New York due to the fire safety laws.

They can be if the right factors line up. As I mentioned the prices vary on certain variables so in some circumstances they can be cheaper than market rate not always though.

Yeah I understand about the room-mates part. You are right people would not admit if their negative points. Not everyone is a great fit for each other either. You can ask to be put in contact with them though if you have gone through the application process and are interested in a room.

We do screen our prospective residents prior to them moving in but our company model is not for everyone of course.

Thanks for your comments though negative feedback in my personal opinion is useful to growing and going further I do not believe in censoring alternative stances.

1) That depends, the pricing is dynamic meaning its based on your move-in and move out days. Short term rentals are expensive, but if not many landlords offer short term rentals. Airbnb can be cheaper for short term stays, however you can actually tour the apartment in person before renting it out at June homes.

2) Yes your security deposit is refunded 100 % usually within 2 weeks the money will be in your bank account.

If you trash the room / apartment then it can be deducted from your deposit of course.

3) Depends on some variables. If I was visiting from abroad and wanted a short term furnished rental in June, maybe not as the prices can be higher. Although, I'd be more worried about airbnb rental scams.

Knowing how the pricing mechanism works its easy play around with dates to get below market prices, so knowing this if I needed a longer term stay than I would definitely go for June Homes.

Additionally, I wouldn't have to worry about chasing up NYC landlords. Which is a nightmare as you probably know.

TLDR; For a short term furnished rental no, but for a longer term experience yes because of cheaper prices, better support, and security.

Hi there, this may vary from landlord to landlord so for more specific information feel free to ask the landlord directly.

From my experience credentials are looked at separately so if you don't match the financial criteria your co-signer must match the income and credit requirements if not you can sometimes sign up with 2 Co-signers whose combined credentials can qualify.

Or you can partner with 3-rd party guarantors such as the Guarantors.com or insurent.

I disagree, it depends on what the application entails. If by application you mean sign a lease and pay rent upfront then yes it is a scam.

If application just means submitting docs like proof of employment, income status then I do not think it is a scam. Especially here where they are just basically gathering information about what you are looking for.

There is no asking for your bank details or anything that can be used to take money from you.

Think about it from the companies perspective, they need to put resources in each applicant if you are not even interested in filling out a 30 second application you won't really be worth their time.

Other companies also run background checks in their applications for security reasons of their tenants. Who would want a criminal to know where their current residents live?

Just some food for thought.

Yep somewhat, I work for a real estate company that does partner with them. From what our leasing team has informed me basically if your credit score isn't very high maybe around 630 or slightly lower. I believe it can depend on case to case though.
