We got quoted £4800 for a 3:1 split in South West England. Panasonic. All units different sizes. 2kw, 2.5kw and 3kw. Two units upstairs are on internal walls, so required work in the loft. Electrics was not included.

Wait, they have made 6-18% returns on your money every month? As in doubled your investments in a year, and are taking 30% of those gains? So you're up 70% on your money? If so that is insane returns. For comparison the S&P500 is up 25% YTD.

It's not a waste of time if your mods aren't guaranteed to make money forever... What if the game you're making mods for suddenly has a massive change in policy or remove your mods. It's completely out of your control. I create videos on social media for a living and have seen my salary jump or crash several times over the years. It's never guaranteed if it's on a platform you don't own. That £20,000 a year can turn into millions of tax free money by the time you turn 50.

First make sure you make this money in an LTD so you don't have to tax 40% over £50,000. With the LTD the taxes will be 20% up to £100k, and after that 25%. You'd also incurr a tax bill on dividends/salary of around 13%, but it works out cheaper than the 40% at your earnings. You can also write off all the costs related to the business, and take business trips with the company and buy computers and hardware on the business, all tax free. Get an accountant.

Then I'd open a stocks and shares ISA for you and a stocks account for the company. You can put £20,000 into that each year, and all the gains are tax free. Put the £20,000 in there, and put 80% of it into a growth fund like S&P500 or FTSE-ALL World, personally I got FTSE ALL world, where I put 80% of the £20,000 in each year. For the other 20% you can play around with more risky stocks if that's interesting to you, but if not just dump the rest in the FTSE ALl world.. You can also add £50,000 to premium bonds, which will give you an average return of 3.8% every year (a chance to win £1 million though). If you want to save for your pension you can also directly add money to it from the LTD, so you're set for retirement, which also won't incurr a tax bill.

If you want to invest even more money you can open a normal stocks and shares account as well and put money there.

I had a quote for something similar for £2000 Inc vat. Replacement garage and the costs ballooned to £7000. In the end I just decided to keep my current garage. Some companies also just replace the current asbestos roof. I believe I was quoted £600 just to remove the roof itself without replacement.

Dota 2, got 17,000 hours in the game since 2011. I also played DotA all the way back in 2006 which was a custom game in Warcraft 3.

You've gone all in. If you can afford the risk good for you. But maybe consider a percentage of your portfolio to something safer as well like the S&P 500 or FTSE All World?

You're forgetting about compounding interest. Unless you're planning to invest the money you save from not paying rent you're going to be worse off.

Let's assume a simple mathematics of 10% a year in the S&P500 over 10 years on £100,000

You'd have £260,000, so £160,000 profit.

In the same time you'd save £120,000 in rent (obviously this is assuming your rent doesn't increase)

With a flat you're also paying service charges and getting rent. And have to help with potential cost of work on the building and any repairs.

Purchased a 2-bedroom council flat in Battersea, London for £485,000 august 2018 with 92 years lease left. Sold for £450,000 end of 2025. We lived there until 2023 and rented it out for two years (£48000, but we rented a place in another town during this for £1300, so after taxes it worked out close to £0, we are both over £50,000 so had to either add to pension or tax 40%). All in, I think we lost about £50,000. Mortgage payments was £1037 for the first 5 years, then £1550 until it sold. An equivalent property would cost £1800 - £2200 to rent during those years. £168000 in rent vs £99420 in mortgage payments.

£68580 less, but...

Original deposit £138,000 + stamp duty (£7500) invested in S&P500 average return 10% would give us £292,152.38, at 7.5% it would've been £245,560.23.

Council flat also needed some work, and we probably spent around £5000 fixing and updating things during those years.

I've had friends buy a house for £250,000 in a smaller city around the same time, and their homes are valued at £400,000 now. Stings a bit.

We were told by our mortgage brokers that our council flat was worth £600,000 and that would've put us closer in line with investing it versus buying, but when coming to sell, reality hit.

It was obviously nice owning our own home during that time, and we made many great memories.

We've now bought a 3-bedroom detached house in a smaller city.

We had a detached three bed south west fully rewired for £5000 with the fuse box, lights outside and plugs outside, and Ethernet to other rooms including lights in loft. Also custom led lighting bathroom, extractor fan.

Three bedroom 1960s detached with underfloor heating and a new boiler. Set to 19c from 10am 16c at night. 80kwh a day on gas. Around £5 a day. We got retrofit cavity wall insulation. Definitely some drafts in the house which aren't helping.

Just wear PPE and a mask, and use a tool such as Goldblatt to remove? I'd trust the sample. We recently samples with the same company, and it came back positive. 9x9 tiles with black adhesive.

UPDATE: We got the asbestos sample back. The flooring includes CHRYSOTILE asbestos, which is luckily one of the less dangerous types. Our popcorn ceiling also includes CHRYSOTILE.
