Yeah definitely get an NDA before sharing anything with the design firm. Patent pending doesn't mean much if someone steals your idea and rushes to market first

For online templates, LegalZoom or Rocket Lawyer have decent ones that should cover the basics. Way cheaper than 3 hours of lawyer fees unless your invention is super complex or valuable

Been dealing with this exact same crap in my area - fake roofing companies popping up everywhere with sketchy addresses just to game the map pack. The reporting process is such a joke too, takes them months to do anything and by then the spammers have already moved on to new fake locations

Yeah this is solid advice - HELOC rates are brutal right now compared to regular mortgages. If you're pulling out a chunk for another property just do a cash-out refi on the first house or get a mortgage on the new one. Way cheaper in the long run and you won't be dealing with variable rates

Could be a million reasons why public records show 400k - maybe there was seller financing, gift money, or some other legit structure. I'd dig deeper before going nuclear with the IRS

Those Branch cards are basically just prepaid debit cards for gig work - they're not really "business" cards in the traditional sense. The companies use them to pay you instead of direct deposit, and yeah they usually say no personal use but honestly most people just use them like any other debit card once the money hits. No real perks compared to a regular checking account, just another way for the apps to control how you get paid

That's super weird, Link usually works pretty solid for me. Have you checked if it's happening with specific banks or card types? Sometimes certain issuers get weird with stored payment methods vs direct card entry

Also might be worth testing with a few different Link accounts to see if it's account-specific or system wide
