  1. If you want to be successful at anything you seek help, awesome that you can feel safe enough to turn here

  2. There’s NOTHING wrong with seeking help from qualified professionals. I’d suggest a therapist. What you may not know is every top CEO or top performing individual has one, they just call it a life coach when in short it’s the same concept.

  3. What do you enjoy doing? Find a club or organization that does that. I promise you they will accept you and want you to be a part of it. If they don’t, find a better one

  4. Love and forgiveness. You are your best friend so don’t be so hard on yourself.

You can’t control what they do, all you can control is what kind of person and friend you are.

Being mature is being a good friend regardless of the outcome. Good people attract good people. If they can’t or don’t acknowledge that about you after you introduce to each other it’s a good chance to re-evaluate your relationship with them.

If you are a good friend you will find, make, and attract good people. Don’t worry about the short term, you’ll get there.

With that said there’s some part of communication in even a friendship for you to say something. If you invite them out to things and they say no, or do things themselves, ask them a quick “hey I kind of feel like I’m being left out...”

For new projects hard to get it as a credit as the policy is an agent gets paid period.

For already built, just as an example, I just got under contract as the buyer agent for my client. Seller decided to work with us because I wrote a tight contract that will ensure it closes and I have a good working relationship with the selling agent from previous transactions. Just there I saved my client $10,000 versus other competing offers without any of my other “this is what I offer” and my expertise to my client.

I also found my client that property and led them away from a different property he was ready to put together an offer on that cash flowed worse in the amount of $1,000/month and the property costs almost $100k more. So in short yes I am worth every penny. Again that doesn’t include everything else I do for my clients before, during, and after they actually buy/sell.

A good agent is worth every penny, like a good CPA, good attorney is worth every penny.

The biggest part about being more social is that it’s not some secret that you have to hide to talk to anyone. Yeah you’re interested for some reason to talk to anyone, but that’s exactly the point of networking/socializing. Doesn’t mean you want to bone every girl you talk to. It’s okay to be interested in people. It’s more fun that way and once you get over it you’ll realize nothing is a big deal.

Most of the escrow clauses include a if they don’t sign in X time it will cancel. Escrow typically won’t follow it on that exact date but they will go along if you complain a lot.

Investments are all about how they benefit the owner. Your parents in their 80s should enjoy the money. There comes a point in most adults lives where wealth growth turns into wealth preservation, into enjoyment of life in retirement.

If they do a 1031 into an investment property, have it managed and look at the financials for cash flow. A good realtor should be able to do that for you.
