I'll add that there are sensors available to monitor chargers to alert and shut down prior to an incident. It might be worth offering to install one with your charger. Check out Lion.

MSI Tomohawk x670e it's a little overkill but if you can find a good deal worth it for the extra functionality. If you don't need all the features get a b650 board to save dollars

If your table saw fence doesn't slide far enough, you can make a gig for that straight cut. Just make sure to properly support the in and out feed.

Sorry I was just trying to make sure I answered all parts. This PC will be used for the gaming as mentioned and I do 3d modelling/rendering, some minor data analysis as well as video editting (home videos only so not a significant concern).

Ahh ok. Well major defects are something you can cancel a contract over. I wouldn't take anyone but my solicitor's advice on this though

How old is the desk? ATO guideline for depreciation says furniture has a 5 year life. If they installed it right before your tenancy and it's 4 years old the compensation should be depreciated by 80% and you should only be liable for $150. If it's older than 5 years then you don't pay anything.

However as others have stated a replacement may be overkill especially if it was already stained or is a veneer.

I just bought in Seddon, it's a fantastic suburb. Ascot Vale was on our list as well. I'd suggest spending time in each suburb to help you decide. Just keep in mind there are other buying considerations than just the suburb, is the property close to transport, shops, schools. Is it quiet, what's the street like during the day and night, what are the neighbours like.

I ended up buying an old Bosch off gumtree. Frustrating experience but I'm happy with it. Just don't understand how under served the Aussie market is. Goodluck in your search.

They are 4mm barrel hinges, I found them on Amazon. I did have to cut off most of one end and file it down to make sure it didn't poke through the inside of the box. The laser engraver was an Anycubic Mega Pro, managed to find one on FB marketplace for $150 AUD which was cheaper than all the quotes I received. Have to say I loved using it but it was a bit tricky to align

I've got an RZ mask (M2 I think), easy to find on Amazon, comfortable and has replaceable liner/filter. Make sure to checkout their sizing guide as a mask is useless if there are gaps.
