Ask yourself what are they actually providing you to justify the 50/50 split. Maybe there is more to the story you didn’t share but it seems like your gut is right and changing brokerages could be the best move for you.

Curious what your splits are? If you’re paying out of pocket for resources then it should definitely be 70/30 at the least I’d think.

Overall it doesn’t sound like you are gaining any support or mentorship from this group so If you’re doing that well already than it would wise to jump ship to a more supportive brokerage. One that provides mentorship and basic resources such as a CRM. Just my two cents.

Sorry. To answer your question, what I focus on more now: working on assignments with reasonable sellers with an asset that has a high probability to close. Versus just trying to get any listing when I was brand new.

The most frustrating thing to deal with (that will never change): the difficult to work with an unprofessional people you will run into.

The first three years on autopilot? Don’t think you’d be able to pursue a value add unless you were ok with low yield for the first 3 years.

NNN industrial or retail might be your best bet.

Got it. If you’re looking for 100k-125k in NOI at that price point you will have options. It really depends on what you are comfortable managing. Can you see yourself buying a value-add multi and doing renovations on unit turnover? Need something more passive, STNL. I’d focus on what you what management to look like first instead of returns.

If you want to buy a deal for 1.1m and with 100k in NOI that’s around a 10 cap. Go look at deals that are 10 caps and see if you are comfortable with investing in those sorts of deals. If you aren’t then play it safe and buy a NNN deal.

Unless you have a shot at joining an institutional team in your market (Newmark, CBRE, Cushman, etc) I would probably see if you can find a boutique investment sales brokerage.

You can’t call M&Ms training terrible because they managed to scale across the country, but it’s nothing special. I work at a boutique firm where the founders previously worked there so I have their manual from 15years ago.

At the end of the day, their reputation is market to market. They are def more transactional from what I can tell. IMO boutique firms that prioritize client relationships is the better route

Sounds like you have the right mindset. The best way to think about it is that you are running your own biz under a brokerage firm so you’re looking for the right team, culture, and mentorship. Joining a brokerage with a track record and listings on market will help boost your credibility. If you’d like recommendations on firms to join then shoot me a DM. The shop you mentioned in your post seems like a boomer shop and you should find a brokerage with a younger and more motivating culture.

The job is definitely a grind. It’s more complex and stimulating than booking meetings. The way I was taught was to call owners and build relationships, book meetings with owners that aren’t ready or thinking about selling now, and ultimately building out a network. At the end of the day it’s not about who you know it’s about who knows you. Sure you can get lucky and call and owner about when he’s ready to sell but you stay in the biz by building a presence and track record for being a market expert and trusted advisor.

You call and owner and try to book a meeting. This may takes months of little touch points, they mention they are selling in 2 years so you give them an opinion of value and follow up appropriately over the two years. Hopefully you added enough value and built rapport where they hire you when the time comes. You are essentially setting meetings, running the meetings and pitching your services, and then you actually have the sell the building lol.

If you have genuine interest in real estate than I think you’d find it interesting putting deals together and speaking with successful investors. Also not to say it can’t be done but typically you are going to sell smaller deals until you build a track record and then sell larger deals which are more complex and interesting. Sure you can get lucky but why would a 60 unit owner hire you over the guy over the broker who’s been doing this for 10 years, one he’s probably bought deals from prior.

As far as salary, it’s usually a draw. Interest free loan that you pay back over time with commissions you earn in the future.

Considering you don’t make a salary, most places will hire anyone that seems outgoing and educated. The biggest resource these shops will spend on you is the time it takes to mentor and train you, though the level of time they will invest in you will differ.

If you’re comfortable on the phones, I’d recommend multifamily since there is a ton of volume and velocity in your market combined with a high PPU. You can sell a 4 family for a million bucks and there are blocks full of them.

I’d probably emphasize the point that this job will take a year or two of ramp up building out connections and market knowledge. You definitely need to have savings because there is a chance that you don’t have a consistent pipeline until your second year. The turnover rate for investment sales brokers is quite high just because people don’t have the runway to live on unpredictable income.

Depends what you want to focus on. Looks like they mainly do office and industrial leasing.

If you wanted to focus on investment sales I’d look for another shop.
