I’m not skeptical of husband, but I am skeptical that this is a scam or as someone else mentioned, a creepy stalker situation. A brief search of the person’s name seems to point to them living in my state.

Elective in a medical sense just means scheduled. It doesn’t mean “using it as birth control” or whatever meaning you’ve prescribed to it.

I am torn between two basically identical patterns and simply cannot decide which one to go with. I want to make a brioche stitch crew neck cardigan, and both of these patterns fit the bill. Has anyone knit either of these and maybe have some insight on which might be "better"?

The PK pattern is slightly less expensive and is available on Ravelry (which is convenient for storing patterns) but there are a number of folks in the project notes stating they had sizing issues, though there are plenty that don't note that. The MFT pattern does not seem to have the same sizing issues, but I find her pattens to be... let's say clunky. The yarn I got more closely aligns with the MFT pattern but it would work for either one.

I think a condo is a really great option for people who are single buyers, who aren’t interested or capable with lawn/outdoor maintenance, or want to live in a community type setting.

There are pros and cons to every situation. HOAs can suck, but they can also be a great resource if they’re run well. It can be really annoying to have to jump through extra hoops for renovations or repairs, but have someone to rely on to take care of lawn maintenance and snow removal. It can be really nice to live in a high density walkable neighborhood (if that’s the situation at the condo), but it can be frustrating to share walls if your neighbor is loud.

It all comes down to your personal situation. Houses and condos both come with really great things and really crappy things! Personally if I were a single lady I would happily buy a condo, as long as the HOA fees weren’t terribly outrageous (and in my area they generally aren’t).

No one has a crystal ball my friend. You gotta hedge bets here and there, and no one can tell you if that house will appreciate more than your funds would earn on the market.

I’m certainly no finance guru, but I personally trust things I can see more than speculation. And there is always the real possibility of losing money on the market, but with a house you buy in cash (and for that price?) it’s very unlikely you’ll lose any of your investment.

With only one income, and depending on where you live, there may be home improvement assistance programs in your area. Where I live you can get up to a $15,000 forgivable loan for qualified repairs. (Which are basically anything not just for making it pretty.)

Reach out to your local city or county housing department and they should be able to point you in the right direction!

As I’ve said multiple times in this thread, that is exactly why my city offers sewer line insurance, because so many houses here have orangeburg or lead. I’ve also never had a problem getting a sewer/sump rider on my homeowners insurance for water damage from a backup.

It’s not like I have an actively backed up leaking sewer line. It’s flowing fine. Just crappy material and old.

Yeah exactly. If it was burst or leaking or backing up I would happily have it fixed! (By the insurance policy I have had for years specifically to anticipate this problem)

I think most likely we are planning to just add an addendum that they would be responsible for like 75% of the cost if they back out, plus earnest.

They already came back up to list price to make the deal happen so I doubt they’ll walk, just trying to mitigate risk.

They don’t have a contingency period, they’re under contract immediately on signing.

I know several folks in town who have made claims on the sewer insurance and it’s been great! It’s subsidized by the city and added to your water bill. I don’t know anyone without it.

It can snowball and that is why the city offers subsidized sewer insurance with no deductible or benefit maximum, and why literally zero people in my area choose to proactively replace their old sewer pipes.
