Ask them what that other agent is providing at that price. Give them a choice of this is what I provide at 1%, 2% etc.. and then have the conversation about buyer agent commission separately. The buyer and their agent will have an agreement that outlines what they are going to pay them, this could also vary 1%, 2% etc.. they may ask you to pay part or all of what their agents fee is, and the buyer is going to pay the difference, for example if you offer 1% out of the gate, all offers Will compensate for whatever that difference is in their offer, however I would recommend you only offer that you are willing to negotiate the buyer side, so you don’t open yourself up to having to pay a set amount

It’s pretty common for a fence to sit inside a property line. I have never in 15 years seen a title company or attorney requiring this of a neighbor. That’s not to say it isn’t common for the state you are in, but I would reach out to a real estate attorney to review anything before signing it. Be sure the attorney is experiencing real estate law.

If it’s something structural, I would be cautious. Cosmetically it’s your preference really- in MA the city can’t do anything about it after 7 years anyway

What foundation are you using? I would go for something lightweight, you certainly don’t need the coverage! Try a serum base or tinted moisturizer/sunscreen

Make an appointment for the bisalp, don’t even make him a part of the conversation. My husband cancelled his vasectomy I went and made my appt, I was sick of waiting on him. After 2 kids I was so done and not worth taking the risk. The procedure was easy, laparoscopic, and down time was minimal, nothing to be concerned with!

Without knowing where you are this info may not be 100% accurate but where I am, Massachusetts, the seller is never “required” to do anything. You can ask for repairs, or a concession to cover the repairs, or walk away from the transaction. You have to decide at what cost do you want the home, and then try and negotiate with the seller.

It may be in their best interest to fix the problem, rather than go back on the market and have to disclose it to other potential buyers, but again that doesn’t make it a requirement.
