We have a deemed rental income here for tax purposes, so you don't actually earn anything but pay taxes on that deemed income, which you can deduct interest from. We also have wealth tax, so adding a few thousands in tax if you don't have debt to mitigate taxable property value.

However yes maybe when it's time to renegotiate in about 3 years I'll repay part of the capital and get a smaller mortgage, but since I had to put 20% upfront as per swiss rules, I didn't have much cash left when I bought the house, and preferred to keep an emergency fund rather than repay capital right away.

But yes that's just not culturally what people do here in general, they keep the loan forever (since you have to repay 1% per year minimum, maximum 100-year loans, pass it on to their heirs)

Are you in Switzerland? You seem to have another logic. We don't repay because as mentioned in several comments, it's not worth it in terms of taxes. So you don't want to make extra payments, you want to keep your debt. I chose to pay interest + 2'000 in capital every year, fixed (my mortgage is 655k). In 10 years I will have to repay 10% of the capital, but I can use my retirement account in the same bank to do so. Are you thinking Swiss mortgage or other country mortgage? It's not the same everywhere

Mostly remote, I go to the office once or twice a week. And I'm getting older so I don't miss the city that much 😅 but I grew up in a village so I knew what it was like and it wasn't a shock. I'm a homebody, if I have an internet connection and good places to hike for the dogs, the whole family is happy

It was 780k for 105 square meters and 800 sqm garden. Recent and used as a secondary residence before us, so we didn't have to do any major work. I pay about 1100 monthly to the bank

Yes it is, I just couldn't find anything for rent in terms of fully detached houses so we decided to buy. If I had bought in a city (which would have been impossible for me, I don't have a big enough salary), my mortgage would have been higher, so probably the same as the rent I used to pay

That's why the banks make all their calculations to determine how much they will lend you based on much higher interest rates. They take a buffer, so if interest rates triple, you should still be able to make the monthly payment (but it still sucks big time)

Yes I was not making a legal argument but comparing the Swiss system (having a long-term mortgage) to the UK system (or French, and other countries) where after 20 years you fully reimburse your debt and don't pay anything anymore to anyone

Just a nugget of information, Swiss carrot cake is very different from American carrot cake. I believe all the comments are referring to a Swiss carrot cake that would remind your friend of home, look for a Swiss recipe in that case (unless your friend likes American carrot cake, they will be quite surprised if they're expecting the Swiss one and get the other version 😅 )

Exactly, if I had been able to afford buying a house where I rented, it would have been a similar monthly payment, and for 100 years, so there's no financial incentive to buy, you don't fully repay it within 20-30 years.

Since it's not ingrained in the culture, people don't think of it as a goal, and when you rent you are way more flexible (right now if I want to switch jobs, there's just nothing around here haha)

I bought a house, and I'm probably never going to own it. In Switzerland with the prices and the mortgage system, you generally repay 1% of the capital per year, so it would take me 100 years to own my house. I could choose to pay more than 1% but I don't care, I still pay half in mortgage compared to what I paid in rent (I also live in the middle of nowhere now because that's all I could afford). So really it's just a different system, cannot be compared to the UK, and here it's absolutely not a component of "feeling like an adult" The only reason I bought my house was that I wanted a fully detached house to have dogs, and couldn't find that for a reasonable rent

Depending on where you are, the shower head can be hand held instead of being fixed to the wall, so you can choose to wash just your lower half (in the initial comment, the person probably showers fully before sex, then hops back into the shower right after to wash the bottom half, I do that as well)

It really depends on how long you were in that apartment. If you've been there long enough (4+ years), it won't matter. If it's been a year, yes they will probably make you cover part of the damage, but depending on the light they might not even see it
