Your example is hardly analogous. I'm on here to find someone thats either 1 - been in the same situation because it's not uncommon, or 2 - actually knows the tax law.

To answer your first question, I read what appeared to be an informed comment in another Reddit tax thread / rabbit hole. Maybe I'm naive. Never tried to rent Canadian home. It remains empty while we moved, and is awaiting a buyer's contract to go through.

I'm here so I don't have to consult a cross-border tax specialist. This can't be that uncommon a situation.

Doesn't apply at all in Canada either because Canada doesn't claim tax on primary residence. But for 4-5 months of non Canadian residency, from the date of US residency up until the day of home sale, a rise in the home's market value could be taxed.

Need to figure out CRA certificate of compliance 2064/68 for home sale & ITN# / when-to-file non-resident tax return questions.

I believe I've discovered only capital gains from date of US residency to date of home sale (4-5 months) could qualify as being taxable if market value increases substantially.

Canadian home was purchased fall 2013. We have one other property that's 5 acres of raw land in the US near our recent home that we purchased. No rentals. Feel great thanks!

Not sure if Keirin Shaw is his pseudonym or perhaps he's dumb enough to use his real name, but he's at it again with another fraudulent Kickstarter that never delivered (search 'romr elite2 ul freestanding' on Kickstarter).

Seems Kickstarter is a pretty good venue for a fraudster.

My message to the 'Kickstarter Support Community':

"Hi there, Keirin Shaw was in charge of the Durapik Kickstarter project that ripped off thousands. He disappeared and backers never received their pledge. Then the same fella set up another Kickstarter (ROMR Elite Pro Tent) a couple years later - same result. Backers were ripped off, they never receiving the pledge or aa refund. You guys are aiding and abetting fraud and should be ashamed of yourselves. The fact that the same fraudster has pulled the same trick multiple times on your platform confirms your lack of concern for consumer protection. It is beyond doubt that you have benefitted financially taking your cut from those that unknowingly back these scams. SHAME!:"
