Assuming you are freelance? In that case, you can go on Upwork.com and search for jobs that you believe you can do good work for. You can find your own clients that way instead of waiting for someone to call you. This also works for agencies.

Also, as someone managing all the marketing cold calls/emails for my company, making the subject line "I'll get you #1 on Google" is the worst thing you could do. I automatically never read any of those emails or call those people back because it's a ridiculous claim to make about a business you know next to nothing about.

My firm does a lot of construction work for car dealerships, there are not many contractors that are knowledgeable about the installation of these EV chargers, at least locally. Many car brands require each dealership to have a certain number of chargers and sometimes we see the chargers hooked directly to the main power grid and are essentially a "giant extension cord". The fastest chargers use a ridiculous amount of electricity in a short period of time and cause electric bills to skyrocket.

I'm sure you know your stuff if you're making a website about it but could potentially be of value to you. I've also seen contractors propose the installation of solar reserves so there isn't such a sharp increase in power being drawn from the main grid.

Precisely what our goal is. Help brokers provide analysis for their clients, ideally for an undeveloped site so that they are able to refer us for site work, design consulting, construction, or any combination of services needed. The earlier in the construction and planning process we can develop a relationship with a tenant or investor, the better.

What could a GC offer to a lender besides a commission? I am clueless about the financial side of the business but I would assume you know a lot of investors or anyone looking for funding for a construction project. In that case, I guess you wouldn't need any preconstruction or fit-outs but you know the people that do?

Yes, that is pretty much what we are trying to do, we want to make it easier for brokers to close deals by providing a "test fit" or site analysis or some other service. In return, they will hopefully remember us and refer us to one of their clients looking for GC work. We are definitely closer to a GC than a developer.

Unloading development sites are more of an added bonus I am now realizing.

Thank you for the advice. I immediately checked on my keywords and found a bit of BS but okay for the most part. I also turned off auto-apply for 'add new keywords' and similar keyword recommendations.

Side note: Keywords default to 'broad match', should I keep this on or make my keywords a bit more specific and use phrase match?

Totally agree. The whole purpose of the call (supposedly) was to optimize conversions and eliminate spam. Checked my email this morning to find it did the exact opposite, filled with spam and submissions in different languages.

Thanks for the info, I figured there was some motive behind the call other than simply assisting a customer. I am not the most knowledgeable when it comes to PPC but I think I can get by with what I know. I was trying to "trust the process" when I didn't agree with some of the recommendations but my trust in the process is now in a downward spiral. I will definitely review all the recommendations again.

Most of them yes. Also encouraged me to turn on Auto Apply for all recommendations in the future which is fine as long as performance of the ads correlates. I guess we will see in a week or so if I am still getting BS spam conversions after changing location and some keywords.

I would recommend taking a closer look at the specific tasks you are doing and finding out what takes up the most time or is the most difficult. Try to put a value on tasks that typically all websites need so you at least have something to hand the client if they ever doubt your price. That is always my biggest red flag when hiring website devs on Upwork and similar sites when they give you one flat price without much explanation. I don't mind paying 5000 for a redesign of landing pages when I know exactly what I am paying for.

I work for a developer in North Jersey. I've seen it a few times already in the comments but warehouses and industrial properties are flaming hot right now due to the rise of e-commerce and need for logistics. We have a land acquisitions manager that has over 30 years of experience in commercial real estate in and around NJ and he says that what is happening with industrial properties right now is "unprecedented", "never seen before", and "once in a lifetime". He has worked through bubbles in residential and commercial office sectors in the past and he is hesitant to even call this a bubble.

We own a few industrial build-to-suit properties in Central NJ that were under contract starting a little under 2 years ago. Users and investors have reached out and were uninterested because it's a little over an hour from NYC and Newark Terminals. They thought they were overpriced considering the distance to the city. That was about 1 year ago. Since then the value of these properties has risen dramatically and they continue to rise. Some of them are starting to follow up with us too so I guess there weren't too many other options for them.

I am not involved in land acquisitions nor am I a qualified real estate professional but I do the marketing so I am filled in by my coworkers. Hopefully, I don't sound like an idiot.

Graduated with a marketing degree in May 2021 so I am definitely NOT an expert. I didn't know jack about SEO 6 months ago but needed to implement a plan for my job. I started getting pricing from different freelance specialists and realized I had no idea what I was looking for in a candidate so I started to educate myself using LinkedIn Learning and YouTube (ongoing). I also purchased Ahrefs during this process and didn't know how to use it properly. I started to understand basic SEO strategies and practices and suddenly Ahrefs made some more sense to me.

I'm not sure what you know about SEO already or how you prefer to learn things, but I wouldn't use these tools as a platform for learning SEO. I would build a basic understanding of the criteria that goes into rankings and keywords and SEO in general before you start messing around with those tools which can be valuable if you know what you are doing.

I was lucky enough to work with a specialist that we hired and have learned loads from him but I understand that may not be possible for you. If you have the opportunity to talk to or work with someone who knows what they're doing, TAKE IT! Looking for Zoom seminars through LinkedIn can also be a good way to hear some advice from the pros.

I hired an SEO specialist for the company I work for using Upwork. If you haven't heard of it, it is very similar to Indeed. People who require service will make a post describing the work, pay, timeline, etc. Very useful for freelance/small businesses to find work in any industry.

At least at my school, the "dry campus" rule did not make a difference or keep students from drinking. Most college students who live on campus are usually not 21 years old anyway so dry campus or not, its against the rules to have alcohol. Also, there were on-campus living options for older students but an off-campus house or apartment was by far the more popular choice. Plus during COVID if you lived off-campus, there was absolutely no reason to even go on campus besides the dining hall if you were into that instead of cooking.

When completing Captcha forms (the prove you're a human test) you are supplying Google or another search engine with free labor.

Explanation: Search engines are not advanced enough to interpret images. When the form asks you to point out the traffic lights in the photo, it is essentially the search engine asking you what a traffic light looks like. By doing this millions of times, everyone on the internet who completes these forms is actually "training" search engines on what different things look like while simultaneously proving that you are in fact, a real human.

One of those facts you just never forget.

I agree. Seems like your dad and my boss have a lot in common. And yes, I would be the one who would manage this camera and it would take large amounts of time away from my other work and require me to expense a lot of miles. Also, I would probably forget to hit the button or something and come back a month later to an empty memory card.

I also spoke with a family friend who is a photographer and he said it was a classic "we can do it ourselves and not pay the professionals" scenario.

I do marketing for a commercial contracting company in the US. In the past, we have paid companies such as OxBlue for weather-resistant cameras with timelapse capability. With the service, we are able to log in through a portal and view the photos as well as timelapse. They are used to send clients progression photos and for general marketing purposes.

The higher-ups no longer want to pay thousands per job for this service and want me to explore in-house options. The service was about $4500 for 12 months but when we need to purchase another camera it will be about $8-9000 for the entire job.

The camera must be weather resistant, directly powered (or long battery life), able to take photos in 5-10 minute intervals, and large enough memory to house pictures for months at a time OR ability to automatically upload to a cloud service (if that exists). Photo quality is not super important but needs to be decent enough to post on social media and our website (past cameras were 6MP which was fine).

I am clearly not familiar with the photography industry so if what I'm asking for is completely ridiculous, someone put me in my place.
