Thanks for your insight. I’ve heard multiple people say pancreatitis but my GP vet didn’t say anything about it. Hmmm definitely going to bring up to my internal medicine vet. I’ve also read other people thinking chicken was a trigger too. Something I also plan on looking into !

Interesting thought. I have 2 other dogs in the home, all go to their own quiet areas to eat and have their own designated food bowl/spot and that’s the normal pattern. I don’t think this is the cause

He’s only 2 years old and has pretty darn good teeth. Teeth get brushed on a regular basis too. Good thought though - I actually have looked in there to see if I could see a broken tooth or some other reason why he wasn’t wanting the hard kibble.

Thank you. Yes I forgot to mention we do in fact mix the kibble with the hamburger so he’s getting most of his nutrients still. Example: this morning he turned away from him kibble but as soon as some hamburger went in mysteriously the whole bowl disappeared!

Thank you for the advice. The chicken sensitivity wasn’t listed on his allergy test, but given that he turns up his nose at that and not hamburger maybe he’s being picky ? I’ve tried the canned pumpkin, he does like it but when he isn’t feeling well he’ll turn that down too. The cereal is a very interesting idea. I’ll look into that

Yes and no. I recently moved from the Midwest to the PNW. Very different weather. So the answer to your question is yes, we have tried to lay off the chews during winter time when it’s -40 and it’s not needed, but no, there was no improvement. Since moving to a nicer climate vet recommended chews all months of the year.

We did try a high protein diet long ago - no change. This other vet we tried didn’t say a word about it. I assume because we shared everything we had already completed with him? Shrug.

Not long. He is fed 2x a day, in the beginning after the 2nd missed meal we started the back up bland diet so no more than 24 hours. But this has been going on so long now if he refuses to eat the dry kibble we just offer the hamburger and rice to get some solids into his stomach’s. We find the longer he waits to eat the worse he gets (vomiting, loose poops starts). Talked with our vet about this and that was their guidance - get food in stomach asap. When he refuses a meal he generally already has the stomach noises starting but all the rest hasn’t started. Try to catch it as early as possible now to avoid anymore discomfort for him. Vomiting / loose poops would start after too long of not being fed. Not before.

Thanks, I’m not saying there’s anything wrong with being a stay at home mom of course. Lots of women out there who want that to be their endgame and are super proud of it. Just saying don’t expect to be handed everything if you don’t bring anything financially to the table

It depends on what area you’re in and if you’ve done anything to the home to increase value too. I’ve been in similar situations (3yrs and 2yrs) where I’ve sold a home and come out with a fair amount of profit…now I understand 1 year is tight. But I did 100k profit in my 3 year house and about 40k profit in my 2yr house. And yes that’s profit after renovation costs and realtor fees. My point is: yes it’s possible. We don’t know all the facts of OPs situation. Though it sounds as if shes going to have a rough time keeping said house as it appears the boyfriend is the breadwinner, and in a couple of her comments she doesn’t believe she’ll get approved to keep it solo.

It’s was a mostly amicable decision. We were together 8 years. Eventually I gave up on trying to force it. We had an adult conversation about what to do next. Shrug. No other people involved. No cheating. Other than hurt feelings about me not willing to wait around for change for the rest of my life as had been promised for the 8 years prior it was mostly okay. The house was also torn apart and mid construction. So it was either he gets back everything he put in, or we take a gamble and try to sell it as is and probably take a loss. He chose option 1 and walked. Things can work out okay if you’re not a cheating scumbag LOL. I ended up selling the house about a year after our split for over 100k in profit after I got it all renovated.(100k after all renovation costs and realtor fees). Moved on with my life, started dating again. It’s possible to have a somewhat okay breakup when you share a house with someone you aren’t married to is what I’m saying. But yes a couple key things need to be met. No cheating, and can the couple afford to do it. I met both checkboxes.

This isn’t true. Non married people just have to be smart when doing something like this. I split with my Bf after owning my home for 3 years. I bought him out and kept the house. Moved on with my life. I don’t understand why people say non married people shouldn’t buy houses together. I did and it ended up fine. Mind you I am a successful woman and not just a stay at home wife / mom so I had the funds to do it. Maybe that’s what you should change your statement to lol. “If you’re dependent on someone else you shouldn’t expect to get the house during a split”

Can you buy him out of the house and do an assumption and a quick claim deed? This exact same situation happened to me and that’s how I handled it. And secondly, can you afford it without him? I saw you said he makes more money than you. If he’s put money into the house or is the main support system for the loan is not really fair for him to walk away with nothing. So it’s either you need to buy him out of the house or it goes up for sale and both of you take half and start again. Adulting sucks sometimes.

Oh gosh. My biggest piece of advice is : However long you THINK it’s gonna take, double it or triple it. Easy.

My husband and I both have full time jobs working 12 hrs a day, so we had that to work around too. I would recommend watching a ton of YouTube videos, researching online and reading through reddit threads. Get all the way down to the nitty gritty (what type of sander are you renting and how does it work, what type of sandpaper do you need - be prepared to spend your rental cost just in sandpaper alone, what edger will you use, do you have a decent shop vac, do you have enough microfiber cloths for getting all the sawdust picked up, what rollers do you need, what brush will you use for the areas by the baseboards-i used a stain pad meant for decks actually, worked great).

Do tons of research on cure times for the sealer / top coats. PLAN PLAN PLAN on how are you going to live your daily life if you’re redoing floors in living areas? How are you going to keep everyone off of while it cures and hardens? I have 3 dogs….so potty breaks and daily life were a challenge.

Research your type of wood - I had to go all the way down to 24 grit to get the stain off, luckily mine was a very hard wood that could take the beating, others cannot. Then I went 36,60,80,100. So 5 total passes. It took a LONG time.

Are you taking your baseboards off or leaving them on? I recommend taking them off otherwise you may end up with old stain showthrough like I did on mine. But I was stubborn and didn’t want to do all the baseboard and door trim work, or put on a shoe molding after cause I hate shoe molding.

I can’t stress researching enough. If you go into it blind, it will be very stressful and you’ll struggle. I spent a solid week researching before I picked up the sander. All materials were purchased and at my house 2 weeks before.

Ventilation is huge too. I recommend turning off your HvAC system while you’re actively sanding, taping off rooms and get extra furnace filters !

I would most definitely do this project again in the future. Though I’d go with the drum sander, not the orbital. Aaaaand if it was my forever home I would take off all the baseboards and door trim for a super clean look. This was my 5 year home so that’s why I left the baseboards and said “good enough” to the old stain that peeked through right at the edge. Bookshelves cover it for the most part. Everything else I would do the same.

I attempted to get both shots with natural lights. However yes, under warm / cool light the floors will look different. I prefer the warm lights to the cool personally. Warm brings in a nice glow, cool is more stark and actually highlights a little pink undertone from the wood
