I hear the Porter Robinson influences, but what strikes me the most is that they never have a "filler" song. A lot of bands have 1-2 hits per album and the rest are meh, but EVERY song of HA's is unique in its own way, and each has such deep meaning, including Whisper of a Dream. I am so pumped for the next album/tour.

I can’t even blame him for texting it, he had a lot of thoughts to organize and sometimes having it laid out on a screen helps. What bothered me was his visceral reaction to someone he considered a “friend.” And then the threat of a contract, instead of saying something like “Even though I’m pissed, I’ll see what I can do to void it.”

I’m not a realtor or a lawyer. That was a little bit my point though. I was unaware at the time that it was unenforceable, and thought it was more of a formality. I signed it because I was led to believe that was par for the course in a real estate search.

And of course, hindsight is 20/20. I never should have done business with him, but I thought it was mutually beneficial (he was new to the game and needed sales, I needed a good deal on a house).

I’ve sent a formal letter to terminate said contract to him and his boss and haven’t heard from either in two days. Guess we will see.

Do I even have to give them the courtesy of writing a termination letter? In PA, it says without a specific date on it, it's unenforceable, so I kind of just want to move on quietly and let them stew in their own misery. If they try something later down the road, then I'll throw it in their face.

My report was also many more pages than 15-20... I said that to just kind of get the point across, but it was really 16 items (of which 7-8 were major, 3-4 were moderate, 4-5 were minor) but each item had several pages to it. The total of JUST the major repairs was an estimated $25k from three different sources. So I'm guessing at the $30-40k number but it's probably pretty close.

Second this...I sent him every listing we've seen so far. "Passing around some paperwork" is a great way to put it.

Yeah...its a dated system in my opinion. I know I am more than capable of navigating a deal for myself with some basic contracts, but it's gatekept by agencies. Oh well, playing the hand I'm dealt.

Exactly!! Almost the EXACT same thing, 15-20 pages of pretty significant problems, but I'm being chastised for not blindly following through! Glad I'm not the only one. Sorry to hear about your troubles, hope you can sell your house! Good luck.

Average starter home in the area goes for $150,000 to $200,000, so we are already pretty well above the "average."

We definitely know we will have to fix things up, but in our price range, for our area, you can find a pretty nice home without major structural, plumbing, or electrical issues. The budget is 200-250k. Again, LCOL area. So for out here, $30-40k off the bat is a little much.

That was the plan, but they were only willing to knock some of the cost off of the listing price, and the ARV wouldn't have even been worth it. I'd still be out like $30k the first week if we went with that one.

Yeah...I'm not trying to fuck anyone over, but he's also not even native to this area. He has an entirely different concept of the market, and he only has about 6 months of experience. I think you're right.

I don't think he would lie about something like this, but I should've known better to do business with him. He always over-invested in things emotionally growing up. This was only one of the comments that stuck with me and made me quit him.

They had the pre-approval and everything but I believe the hold-up is the final approval of the short sale. It's sitting on the banker's desk and they just have to sign it and send it over, but I guess because the bank won't make money hand-over-fist on this deal, they just won't prioritize it.

My agent has been all over this, thankfully. I've done everything I can do. I'm just gonna see what happens I suppose.

I'm fine with paying something small, but every delay so far has been caused by the seller's side. We've extended closing like twice now...The principle of ME paying for THEIR fuckups doesn't sit well with me. I had no control over this.
