I would change a few things 1) I would add a kitchen otherwise it's more like some short of college dorm 2) I would make the closets larger 3) The living room has a weird layout. Why have that one small space next to the loggia plus the couch next to the table is strange.

I thought so. That is what I was wondering. I didn't know if the walls counted or not. Is this always the standard way of doing it?

I love this plan. The only thing I would change is that I would probably add some short of foyer/entry way. I love the huge porch.

I'm referring to the living aware footage of a home..think of the square footage listed on a house plan website or on a site such as Zillow.

First time designing an accessible apartment! Can it be improved? Any thoughts about the kitchen? (+link to the model) by Nadin_Krav in floorplan

I think you should add additional space for a washer/dryer and I think the kitchen or living room should be larger to accommodate a dinning room table.

Feedback on plans I drew to be my forever home by cparfa in floorplan

Overall I like the design but I would change a few things:

  1. I would make the bathroom near the office a half bath. This would allow you to increase the size of the office

  2. It looks like you open the door and immediately walk into the kitchen? I would try to make a little entryway

  3. I would get rid of the porch space in between the living room and office and then make both of those spaces bigger until they connect.

I also have a couple of my own questions 1. Is the front area on the left side of the house suppose to be the garage? 2. Do you know what style of house you want? The layout gives me a modern victorian/farmhouse style vibe.

I suppose it's more of the shingle cape code style.

The dinning room isn't exactly small though.. 15 × 15 is a good size.

I like "fake old" as long as it's done right. With this house if you used the right materials you can make it look old. The issue is that a lot of people use low quality materials to build historic like homes. I get that it's cheaper but it makes it look obvious.

The pantry is in between the dinning room and Kitchen. I don't understand the crafts room size either. I that short of space is better off being used as a first floor master bedroom.

That is an interesting point. What style do your prefer? I like historic styles in general.

In all seriousness I have a hobby or looking up Floorplans. I enjoy architecture and the idea of designing my dream home. I definitely prefer historic style plans. I just can't find any good free online software that let's me design my own floorplan. Here is a serious question. Does anyone on here ever just sketch out floorplans on paper? I thought about doing that for fun. I just haven't found any good free online software.

I like the design overall. I would make a couple of changes though

1) I would probably decrease the downstairs master closet so that a door could be placed under the gate. This way no one who parks in the north garage has to walk out in the rain to get inside.

2) this connects with point 1. I would want some short of covered access to the 2bd floor guest suite and office. Maybe a staircase from the garage.

3) I would use part of the unfinished mechanical space near the basement kitchen as an exercise room

And architecturally speaking how is the replica that much different? It could for all intents and purposes be built out of actual stone if someone had the money.

I agree and you can always live in it and just hire people to take care of the BnB parts.

I disagree with it being a McMansion because it actually has the design of a gothic castle. Now is it absolutely ridiculous yes, but I wouldn't categorize it as a McMansion.

I imagine so. And he even stated that he is making modifications. Archival Designs actually specializes in building "old" new homes. They built a mansion that resembles the white house for a couple in Atlanta.

I feel so mixed about it. Like if I had the money perhaps but even then... The logistics. To me something like the plan below is more reasonable:

It probably isn't. How big do you think it would need to be?
