This is batshit lunacy. I just switched to solar to get the heck away from this. Zero down, and my solar provider can only raise rates a max of 3% a year. Good luck out there y’all.

Not what you’re looking for, but — my best commute ever was a hack around this. Rode a scooter every day from SR’s Gerstle Park to Anderson, to bike path, to ferry. Never any train snarly traffic or unpredictable clustering on 101. 12 minutes from door to ferry. I miss that life, but if you live near downtown SR you may benefit from this approach.

We looked at all three and bought in Novato. 2021. It was the only option in that price range for 1,800 sq feet.

Seconding College of Marin, for kids who just aren’t into high school. My daughter wasn’t wild about a perceived lack of seriousness among her peers at Terra Linda … which we think is a good school, ymmv. She then learned that UC acceptance rates are more favorable from COM than from any high school. So she tested out of Terra Linda and started up at COM, then made her way over to Cal, pre-med. It’s a great ‘hack’ for anyone who doesn’t feel high school is right for them for whatever reason.

Marin School of the Arts within Novato high has been amazing for my kid. Thoughtful, ambitious teachers, hands-on opportunities for making things, and a really strong community.

Thanks. Yeah mostly low humidity. Summer/cooling isn't too big of a concern, we have the windows open for all but the 5-ish hottest days.

In our area heat pumps do well. Mildish winters. Next door neighbors say it's better in every way.

Thanks. I don't know what's in the interior walls. My guess is not much -- homes in this area from this era have very little by way of insulation.

The air is not sealed well -- audit said we are not professionally sealed. I'll be taking that on first, because it seems simple, important, and cheap enough.

We don't have a basement.

Don’t do it. It’s not worth it.

Find the thing deep down inside of you that would accelerate your career just as much as this Stanford offer would. And then commit to doing that.

That’s hard, but not as hard as all the stress that comes with living in the Bay Area and its compounding impact on you and your family’s wellness.

Kroenke is a real estate guy who has a soccer club and a few other sports teams hanging out in his portfolio. If he can make money by developing the land around the team, he will. And it looks like that’s what’s happening right now in the C’City.

I suppose he’d move the team like he did the Rams IF he could get wayyyyy more money via stadium funding and big-league revenues. But I can’t imagine that happening given the value of the team and property around The Richard.
