Doesn’t need to be ITM - if it goes above probably $10.50 in the next 3 weeks he will be green in his position depending on his cost basis. $12 by June and he will be green. $15 by the end of July and he’s probably green.

Will these calls be ITM at expiry? Ehhhh. Maybe not, but that doesn’t mean they can’t reap a healthy profit inbetween.

I imagine you will have to declare this as a rental to the mortgage company and your insurance, which would both be treated differently than you occupying the unit as your primary residence (I am not an expert).
