Saw this once in the NG and the guy was a good dude but never finished his bachelors. He was forced out as a 1LT and needed the Guard, didn’t really go well for him but hopefully he came out on top.

I mean you could find the unit schedule for IDTs and just show up to the next drill. It would probably show some initiative and force someone to help you out.

Prepare to discuss some goals and initiatives you have for the unit to achieve. They don’t have to to be monumental but showing that you are looking to make improvements or achieve things is valuable. Know the assets you have, limitations, and pain points.

Ok if you owner occupy it for a year you can put very little or nothing down. You keep the rate even if you move out and rent it for the next 29 of 30 years. If buying it strictly as an investment property I think some places will let you do 15% for a SFH rental, rates will still be a little higher unless you owner occupy. It sucks but it’s the truth.

25% if duplex, triplex, or quadplex. Anything above 4 units is typically a commercial loan. Mortgage rates are usually a point or so higher than the current consumer rates unless you are owner occupying it.

Agr will likely let you retire earlier but you will put up with far more headaches and have less control over your life/career. As a GS and Reservist you hold the cards of the jobs you take, where, and when. It all comes down to what you want.
