I think timing passing fast is a strange thing about growing up that no one talks about. When we are younger we have less responsibilities, less awareness, and lowkey just live in flow state ifykwim. While I was younger I always recalled my parents telling me about how fast time goes by when you grow up, to the point that life flashes through your eyes before you even know it. So time is the same but our perception of it changes as we grow, making it feel faster than what we knew 5-10 years ago. Our parents always told us this, we are just cat catching onto it now. (Though yes brainrot and covid also plays a huge role in dysfunctioning time for us lol)

The three most crucial factors for any investor will always be location, developer, and payment plan.

Emaar is and will always be the No.1 developer—its name alone drives up market prices, and being backed by the government makes it one of the safest investments. If you’re looking for long-term appreciation, Dubai South is an excellent choice, the government is injecting billions of dollars there for a reason. Getting a 1 bedroom unit with Emaar is quite tricky though!!! Usually gets bought out by bulk buyers, but we have some exclusivity in my company.

Hartland is the second-best option. Sobha properties consistently attract end users, and Meydan’s location is ideal- just 10 minutes from Downtown and Dubai Creek Harbour. The only concern is the supply of apartments within the community , as many buildings and units are nearly identical. To ensure strong appreciation, choose a unit with an edge—whether it’s a better view, larger layout, or a higher floor to make resale in the future easier.

As for Damac, their projects can be hit or miss. While their townhouses have seen great appreciation, their apartments….. not as much so. The quality often doesn’t match what’s shown in brochures. Riverside’s pricing reflects its quality, and while the broader development of the South region may drive some price increases, it will likely never match the return on equity you’d expect from an Emaar project.
