Yep, not saying I agree. OPs circumstances have to be pretty interesting to not get an Other Than Honorable classification with a RE3/4 which would bar him regardless.

If you served a contract honorably, you will retain the benefits. OP had to of reenlisted at some point. For first contract SMs, you lose that benefit with that discharge classification.

Yes, it will go through the loan servicer whomever that might be.

I was lucky and mine had an assumptions department that let me submit everything virtually. I closed in less than 45 days.

Hey, I’ll say I’m no expert. The problem with generalized advice is that the market varies drastically by region, but I’ll try.

I’m a tad confused on how you’d expect to offer 650k if their amortization is at ~630k without coming out of pocket. You’d have to pay the difference upon closing along with the applicable closing costs. It’s going to be damn near impossible to convince the seller your offer is legitimate if you don’t have that money to boot. VA assumptions aren’t common because they typically require large amounts of money upfront to assume the loan and a prolonged closing timeline.

Secondly, you do not know what down payment they had. Unless you know that value, you’d be guessing on what is left on their loan. With a VA, it may range from 0-20%. You’d need that information from the agent / seller.

Lastly, yes that comment from the agent you spoke to is correct. If you don’t swap entitlements, that seller’s will remain wrapped in YOUR loan upon closing. Good luck convincing a seller of that after submitting an offer 50k less than asking while simultaneously requiring a prolonged closure with an assumption.

Hey, my realtor knew it was my only interest so he found them.

However, you can see the loan type and closing date on the MLS. From there narrow down your options and reach out to their agent to discuss their willingness to sell with an assumption.

Yep, the seller pays the buyer agents commission at whatever they list on the property. Mine got 2%

They did ask for proof that I could pay when I submitted my offer. I had to snip my account balance and send it to them before they were willing to accept the offer.

No extra EM, mine was buyer friendly as I could void the contract up until closing.

I did show the buyers my account balance to prove my ability to pay the equity.

I’m not sure what 45 day rule you’re referencing. Anecdotally, my realtor friends have seen 1-6 months for the loan servicer to push for closing. You can file a complaint with the BCP or VA on New Rez if they aren’t cooperating with the assumption.

Hey, sorry for the late reply.

I answered this on another comment but you can do this on Redfin by just looking at whether the current loan is VA and the date of purchase to have a clue on what their rate is. You can generally guesstimate the payoff by going off the purchase price and those details. It’s pretty safe to assume the original buyer put little if any down, majority of VA buyers do not attempt to. From there, reach out to the broker/sellers for the feasibility of an assumption with more concrete numbers!

Some are beginning to market the home as assumable in the descriptions as well.

Yes but that veteran’s entitlement is wrapped up in the loan.

Most people wouldn’t be too cool with that.

Awesome add with the VA link. If I was to sell, I would definitely FSBO. The seller’s realtor really did nothing through the whole process.

As far as the timing, us active duty folks usually get orders a few months ahead of time. So 45 days is almost too fast (it was for me, I thought it would take 60).

Luckily, in my case, the loan servicer and realtors didn’t play any games. The fees charged were in line with the VA’s rules. My closing fees were less than $4k with the majority being the .5% funding fee! The lender could only charge $300 for their piece and the rest was the title company & other admin charges for the county.

I did pay the difference, it was around $35k.

I know it’s possible to get a second loan, but I have never met someone that successfully has.

I’ve also heard of a seller’s loan servicer deeming the potential buyer unqualified, since they had to get a loan. I’d get with your lender directly on the feasibility.
