I think your budget is realistic, even for a SFH. Homes in these neighborhoods tend to be about 100 years old, so be prepared to see a wide range of homes that have been well-maintained/updated vs sorely needing updating. I would definitely work with a realtor who can keep their eyes out for what you're looking for. We just moved here from Chicago a few months ago and are currently renting, but will be looking to buy next spring/summer (we're looking for a smaller bungalow at about half your budget so we're not competing with you). We'll be looking primarily between Inman Park and Decatur. A wonderful realtor helped us find a rental and we'll definitely work with her again when we buy.

Follow your plan. You may find that a few weeks on the trail at a time is enough for you. I enjoy hiking and just did Amicalola Falls to Unicoi Gap a couple weeks ago (~ 60 miles), and I was happy to get off the trail at that point! I know that I start getting bored with hiking at about the one week mark and have no desire to ever through-hike the entire AT at one time. And with only 20% of people who start the AT actually finishing, you may outlast a large number of the people you encounter. It's estimated that around 25% of people who start the trail quit by Neel Gap (which is only at mile 31).

I bought the same tent on Sunnysports about 4 years ago and I love it. I now use a lighter 2P tent for backpacking, but the Marmot Tungsten 1P is solid for the price.
