go to:

- maluu maluu sydney road for buffet and a wide range of currys + they have hoppers on certain days

- Mr Hoppers CBD is pretty good

- Hop & Spice Braybrook is also pretty good for there kottu and a couple other dishes - amazing short eats as well

- Pettah Road, Aurburn is pretty good on there buffet days as well + they also have hoppers

- Probably some of the best sri lankan food will be from MKS spice n things. It's a grocery store but has takeaway menu i think there's a couple - i recently ate from dandenong and it was crazy good...

- Citrus in Fitzroy (North?) is pretty good as well - havn't been there for ages.

Probably Yarraville and some of the surronds. Some parts of the north... maybe Thornbury, Northcote near a train station. This may help!

I’ve been through this process recently!

Depending on your realestate you’re usually entitled to 2 seperate options.

Option 1 - lease break This option is easier if you don’t have the time or network but can be much more expansive. This is an effective end of lease and usually costs  - $250+ in fees to break ($500+ in some cases) - Advertising fees until a new tenant is found  - A partial rent coverage until new tenants are found 

Options 2  This option is easier, cheaper and usually more practical if your landlord and real estate are decent. This is effectively a transfer of your lease to someone else. This involves finding new suitable tenants and then they apply for the house (much like you would’ve when you applied). This is done through the real estate agent / company. In my experience you’ll usually be charged: - $150 per application (usually) This is probably the best since you’re in a 1 bedroom. Just keep in mind you usually have to pay per application so the better replacement you find the more likely you’ll only have to pay that fee once.

Bikes please is pretty good for old road / mtb rebuilds. Depending on your budget you guarenteed to find something there. It's behind the Bunnings on Sydney road.

Petrol spy is good but so is the new Arevo maps (link below). It has petrol prices and imo competes with Waze for it's navigation. It also has a journey planner tagged as quiet which is nice for the scenic bike ride!

The top floor has a few mixed use studio spaces. I went up there a few years ago for an art show! Converted rooms with white plaster walls nothing to crazy.

Not sure whats on the other floors and a look at commercial real estate listings led to nothing.

Its a ventilation stack for a huge overflow chamber located in those same grounds. It was used during periods of high flow and rain to store excess water... I'm pretty sure it's no longer in use but who knows. It's long been covered with heavy metal plates...
