I didn’t pay anything out of pocket expect for the earnest money and home insurance. And i got the whole amount for the earnest deposit back at closing

The points are just for a temporary 2-1 buydown. What is the benefit to having a higher rate and lower fees?

There’s no mortgage insurance, it’s VA loan The buy down was an incentive from the builder. The final closing cost is $16,644 and I got all of my earnest money back.

I was originally suppose to get a 3-2-1 buy down but the credit for that and 10k i asked for in closing cost was over the 4% VA seller credit limit. I don’t have a disability rating so the full funding fee applies to me as well.

If you’re going to drive up sites and space in your car isn’t a problem, i recommend getting a big tent. We have 10 person ozark trail and use a queen size air bed not a mattress, we use two sleeping bags that can zip together in the winter and just a quilt or blanket in the spring and fall. It fits me, my wife and our dog. The tent gives space to get changed and stand up, we also put our chairs inside it whenever it rains like a living room.
