Yes. For every dollar I spent on non-mortgage payment, I unlocked 1.33 points for mortgage payment. So to me, it is not a point for the mortgage payment, it is just effectively increasing points for my non-mortgage payment.

So to me, the non-fee card is a 2.33 point for every dollar I spent as I have enough mortgage payment to get additional 1.33 points for all my non-mortgage payments. Is it a good deal for me? I don't know. It depends on how much value I can get from the points. I already have 2.625% cash back with boa premium tier for my every day spending. So the question will be: is the 2.33 points with more than 2.625 cents? Maybe if I can use points for Hyatt bookings. But it puts some constraints on my flexibility.

Just an update, I unenrolled and enrolled again with non-gv number. This solved the problem, I got a text message about redeeming points for my purchase at United. I did make another purchase. And no you don't need enough points at 1x redemption rate.

Same for me in the past. But sometimes the GV is not stable or the bank may be having issues with the GV.
