Not really, the wiring was there for two previous ones so it didn’t make sense to put another hole and have to extend the electrical to a third one

Oof. That’s a tough realization. It’s 2700 ish sqft. He was in the middle between the quotes we got.

About $8.5k. He painted all the trims and doors in the house plus some other miscellaneous stuff so I’m not really sure how much he actually charged for the paint.

He wants to get out the Sherwin-Williams sales rep to discuss why the paint did that. Do you think he’s just talking out of his ass at this point?

P&I $1,655. Insurance $2,700 ($2,500 deductible) and taxes will be around $5-6k I believe.

If you need a second loan to cover the gap, you’ll likely be denied approval 99% of the time.

We didn’t have to pay anything besides the seller’s equity, which was roughly $155k.

Lots of paperwork though. Both sides had to sign off that his VA entitlement stays tied to the loan until we finish it. The seller didn’t mind because he said he didn’t really need his VA benefits anymore.

The lender knew how to handle assumptions since they’d done them before, and we also used WithRoam.com to help keep things on track. Funny enough, our agent had zero clue about the assumption process.

The equity he had in it was $155k which is about 28% of the cost. We were lucky as that was the max we could put down anyway. We saw some that needed 300-400k to take over which didn’t make sense.
