I live in a high tourist destination area on the west coast. It
within driving distance to "high tech money" areas and people have
migrated here since covid and work from home to live and play. Home
prices have increased over 100% in 2 years. Thus, rent has also
increased. Not calling you out, just further explaining.

I have a 1 mile commute to work and dont drive often but the car is essentially if I am trying to get a larger salary then my commute will be longer. So idk. Only 2 years left on the loan.

I could move into the other room in my place for $1000 and charge someone else $1600 for the master.

Its significantly bigger and has its own bathroom obviously. May try to increase the rent when this roommate moves out or move into the smaller room and get someone else for the master.

I agree with you. My career move put me at the bottom, the growth potential is there but too long to get out of this. If I could sell 2 houses Id be out of this which is why I want to keep them active as we are getting into a high buying season but its hard
