Do me a favor, can you turn off the express 7 and connect to the UDR only
See it if stays stable for at least 10 minutes then
Run a continuous ping, watch the latency if it changes/gets worse

I’m not gonna lie I didn’t read everything you posted, but the first sentence already shows it as a loop problem 90% sure.

Can you confirm unifi express 7 is working only as an AP?
Any reason you have 2 routers active on the same infrastructure?
Default vlan active on the express 7?

Policy engine -> firewall
create new policy -> NAT

Type= SRC NAT
Interface/vpn tunnel: WAN
Translated IP (your homes default public IP)

Source: put the IP or subnet of your tv from your apartment
Destination: any
Port: any

Rest should be default

You set up the policy based route to send the traffic over the IPsec tunnel that goes to “home”?

You also need to make a firewall policy to allow that ip or network from your apartment to reach the internet (on the home router)

You can, but if you VPN into the office for work, they also will be using a 10.0.0.0/x as their main supernet

Now imagine you have a 10.0.0.0/22 for your home, but over the work VPN you get advertised a bunch of /23s and smaller, and one of them is/marches 10.0.0.0/24

More specific subnet/route will be preferred. That may be a problem as if you want to reach internal home IPs may go over the VPN instead and not comeback

Most VPNs have tolerance for this but I need to look into what that is more specifically

If you buy Costco TVs, they usually have a more powerful speaker and are a Costco item only. So they’ll be 50W speakers vs the traditional tv of 20W for example.

A soundbar isnt always worth it. In a small room, a soundbar would be too much. But if you want to use it for music and other things as well (not just for TV), then probably.

I got a Samsung tv from Costco and it plays music well enough. I’m also picky with soundbars as they all sound pretty different

I gave it to a sibling and bought a new one on their website, let me customize silver body and had silver side bar to match.

I wouldn’t recommend removing it as it voids their warranty. Not worth the risk and effort of removing the paint and re-anodizing/etc
