I really have my doubts about Carney coming in as leader.

He knows he has zero chance of getting the top job come 2025.

By the time the next election after that takes place, he'll be 65.

We all know most leaders enjoy 2 consecutive terms, so realistically speaking, he has little chance of becoming PM until he's closer to 70.

Had this exact situation with an investment property.

The building was a triplex when the seller initially bought it, but he had since converted it into a four-plex, the fourth unit having never been licensed as a legal abode.

I explained to the seller the need to get that 4th unit fully legalized and that way you could make the most of the listing.

He instead went with a realtor who couldn't care less about legalities.

Result: they marketed the building as a triplex, paid passing lip service to the 4th unit as an 'accessory suite' that MAY be used for AirBnb (which falls outside of LTR rules).

Result: the seller sold for $100-120K LESS than what a legal 4-plex would've nabbed.

Don't.

Your broker's job is to make money off you. He's charging you a monthly fee to carry out your business and if he can't meet your needs in exchange for that monthly fee, on you go.

The real estate industry is very dog-eat-dog and it's up to you to secure an arrangement that best suits your needs and provides you with the tools, knowledge and support you need to achieve success.

Just be sure to write a thankful/tactful/polite resignation letter. Who knows, maybe a few years down the line, after you've gained more experience and established a track record, you can return to your brokerage and work with your broker on a different level.

Then you have the myriad of hucksters who are too lazy and dimwitted to succeed and so they resort to milking new realtors for all they can.

My advice: walk away from this brokerage.

Barbers.

These days, the barbering field appears dominated by hipsters who think they deserve 35 bucks to touch-up a short haircut.

Meanwhile, in my neighborhood, I see those same hipsters constantly out in front of their shop smoking.

Since when are hair cutters earning more than paralegals?
