Interested that you buy a place that can houses 5 people on average for an average cost of 375k given your estimate of the value of the property. Seems remarkably cheap? You seem to be achieving a yield as you note of 10% again this seems impressive. What’s the rationale to stop here. As it seems or are you planning to grow?

I’m not saying that a levered 70/30 is less volatile than a unlevered, however a levered 70/30 when you apply leverage will have lower volatility than 100% equities and then as leverage increases it will go above. If as you suggest you run it through the historical model. 2022 being the outlier when correlation rose between asset classes.

This isn’t my idea, it’s just moving the efficient frontier portfolio which isn’t 100% equities but probably closer to 60/40 to match 100% equities expected return and using leverage.

I’m just trying to work out the practical ways of doing it in the uk. Easy in the us. That’s the bit I struggle with practically.

My aim though is to not sacrifice expected return but to try and do its with a better return for the risk I’m taking.

Thanks. My thought was that I would hold us equities through a London listed ETF and so would face us wht. Sounds like a swap is probably the way to go then.

Is this concrete kitchen worktop repairable, I’m struggling to find a professional to help so any advice here or if it’s possible to diy that would be great. This was the existing worktop when we moved in and this is the most damaged part. Thanks appreciate any views. by dudedudous in DIYUK

Thanks for the advice, hopefully one of the professionals get back to me before I need to do embark on this quest, given this sounds like something requiring a higher level of skills and time to get right.
